Lonwabo Wildlife Estate, a 530ha game farm situated in the heart of Eastern Cape wild areas, is being brought to auction on 29 March 2017. The farm already has over 250 animals onsite.
“The region is home to a moderate climate throughout the year, with warm summers and cool winters. The estate itself is in magnificent condition and surrounded by a strong South African savannah and rolling bushveld landscapes. The area receives on average 520mm of rainfall throughout the year,” says Tanya Jovanovski, franchisee of Rawson Auctions Western Cape.
The game farm is situated just off the N2 on the east coast of South Africa, about 60km from Port Elizabeth, and only 6km from the world-renowned Shamari Wild Reservaat. It also borders the Amakala Wild Reserve, as well as the Wycomvale International game farm.
“The south side of the farm lies just 12km from the Addo Olifant Park, and is close to the Sondagsriver, which is perfect for water sports,” says Jovanovski.
“On clear days you can see Port Elizabeth, and at night PE’s fairy-tale lights, from the farm. What’s lovely about the estate is that it supports the preservation of green nature. It has low electricity consumption, which is a result of solar geyser water tanks at the homes and low-energy light bulbs.”
Also, she says the approvals to build 70 houses are already in place, and permission from the Department of Economic Affairs, Environmental and Tourism to build 70 houses between a 300sqm and 500sqm plot has been granted. A record of decision (ROD) is in place.
Jovanovski says Eskom electricity is available through a 300kw step-down transformer, and the fact that Eskom is already supplying the farm with power is a huge plus as they no longer supply power to these types of developments given South Africa’s current power shortage.
“The farm is fully fenced for the game, and has intersecting gravel roads making travel easier,” says Jovanovski.
“In terms of water supply, the farm comes with six boreholes, one of which is supplied with by a submersible pump. Water from the central reservoir feeds the main line, which then leads to all the nodes.”
Jovanovski says the buildings on the land are newly built, and include an electric gate entrance, a house with three bedrooms, two bathrooms and double garage, and a shed for storage space where maintenance and vehicles can be kept. There are also new ablution facilities (showers, basins and wash-closets) that have been installed.
The auction will be silent by tender, comprising written offers in a sealed envelope, with tenders closing on 29 March 2017 at 12h00.
“The guided price for the farm is R 20 million, however, all offers will be reviewed,” says Jovanovski.
“The seller is registered for VAT, meaning a transfer duty will not be payable. Rates and taxes are approximately R 6 730 per month.”
In following with the terms of Rawson Auctions, there is no registration fee to bid. However, 5% of the purchase price deposit, as well as 10% commission plus VAT over and above the purchase price is to be paid to Rawson Auctions by the buyer on acceptance of seller.
Bidders are required to be registered and must have certified copies of their identity documents and proof of residence with them.
