The trend of relocating from inland regions to coastal areas continues to shape South Africa’s property market, driven by lifestyle considerations, remote working flexibility and changing priorities around quality of life.

However, according to Antonie Goosen, principal and founder of Meridian Realty, relocating to the coast requires careful planning and a clear understanding of the practical realities involved. “Relocating to the coast is often an emotional decision, but it needs to be supported by practical considerations,” says Goosen. “The lifestyle appeal is strong, but buyers need to understand the full picture.”

Employment and income stability are also critical considerations. “Relocating without a clear income strategy can create financial pressure,” Goosen explains. “Buyers need to ensure that their work situation is sustainable in the new location.”
Infrastructure and service delivery should also be evaluated carefully. While many coastal towns offer strong municipal performance, there can be significant variation between areas. “Service delivery, water availability and infrastructure reliability are important factors that should not be overlooked,” says Goosen.

Property type and location within the coastal region also matter. Proximity to the ocean, elevation, weather exposure and maintenance requirements can all influence long term ownership experience. “Coastal properties often require more maintenance due to environmental factors,” Goosen explains.
Lifestyle adjustment is another key consideration. Moving from an inland city to a coastal town often involves changes in pace, community structure and access to amenities. “It is important for buyers to spend time in the area before committing,” says Goosen. “Understanding the lifestyle is just as important as understanding the property.”
Schooling, healthcare and access to essential services should also be part of the decision making process, particularly for families. “Relocation is not just about the property, it is about the entire living environment,” Goosen adds.
Ultimately, successful relocation requires a balance between lifestyle aspirations and practical planning. “When done correctly, relocating to the coast can be incredibly rewarding,” says Goosen. “But it needs to be approached with careful consideration.”

Climate is one of the biggest adjustments. Coastal environments bring higher humidity, wind exposure and salt air, which can affect building materials, maintenance and even vehicle upkeep.
Buyers should also consider infrastructure and lifestyle changes. While many coastal towns offer excellent amenities, it’s important to evaluate access to schools, healthcare, transport routes and internet connectivity, particularly for those working remotely.

Lastly, buyers should work with local property professionals who understand the nuances of each area – from building regulations to environmental considerations – as these can differ significantly between municipalities.
