Gansbaai property auction deals on 24 June

A few properties in the attractive coastal village of Gansbaai, situated 40km west of Hermanus, will come under the hammer in an auction scheduled to take place on 24 June. 

This neat and small 126sqm unit in Pearly Beach is an ideal holiday or getaway retreat, or an entry-level home for a local family living and working in the area.

This is according to Tanya Jovanovski, franchisee for Rawson Auctions Western Cape, who says the sudden appearance of Gansbaai properties is appropriate because it has, in the last decade, acquired an international name for its shark cage dives and its whale watching trips. 

She says the town has become a focal point from which the better tour operators in these activities function. 

This in turn has boosted Gansbaai’s ability to attract holidaymakers and retirees, with the result that Gansbaai is beginning to acquire an ‘in’ image, and its property prices are likely to rise, says Jovanovski. 

The most prestigious of the Gansbaai properties to be auctioned on this occasion, is a neat and spacious two bedroom home in Perlemoenbaai, thought by many to be one of Gansbaai’s most attractive areas. 

Three undeveloped stands in or near Melkhout Avenue will also be auctioned, with the most prestigious of the stands offering 153sqm of land.

Ernest Botha, the Rawson Auctions Western Cape sales agent, says sited in a quiet cul de sac, the home to be auctioned has sea views, although not on the sea front, and is exceptionally well finished, with marble counter tops in the kitchen and knotty pine ceilings in the living areas. A concrete roof deck, approached by an external staircase, is another attractive feature of the home. 

The home has an open-plan kitchen, linking with a living room and an internal sun room with extensive glazing. Botha says this entire property has an upmarket ambiance, which is immediately recognisable on entering it. 

Jovanovski says the reserve price bracket for this property is R1.5 million.

The home has two bedrooms and one bathroom, a kitchen with built-in cupboards, an oven and a stove, as well as a living room. The home also has indoor braai facilities and, as it has a baked tile roof and a face brick façade and interiors, would require little maintenance. 

There is no garden, but the whole home is burglar alarmed. The reserve price has been set at R750 000. 

The third offering will be three undeveloped stands in or near Melkhout Avenue. 

The most prestigious of the stands is 153sqm in size. Botha says it is an attractive green open space in which a few protected Melkhout trees are growing. He says a bid of around R350 000 would be right, and it has been said that anyone who would erect a house at around R800 000 could end up with an attractive sales proposition. 

The auction of the open ground will be done on a silent auction basis. This means that bidders are asked to submit their offers in writing to Rawson Auctions Western Cape prior to the auction opening. 

The terms and conditions under which Rawson Auctions operate stipulate that no registration fee is necessary to bid, but 5% of the deposit price must be paid by the successful bidder on signature of seller, as well as a 10% commission plus VAT over and above the purchase price, which is paid to Rawson Auctions. 

Jovanovski says prospective bidders need to keep in mind that the Consumer Protection Act stipulates that they be registered on arrival, and that they bring with them certified copies of their identity documents and proof of residence.
