While the lane is now managed by the Roads Department, we have continuously used it for access to the property without issue.

• Guaranteed Access Rights: The building will always have guaranteed access rights to the receiving bays via the lane running alongside the building, as shown in the surveyed diagram. This access is part of the property’s title deed and is secure for deliveries and loading, with no anticipated changes in the future.

• Lane Usage: The lane must remain unobstructed to ensure smooth delivery access. In the event that a tenant occupying the back portion of the property cannot access their entrance from the parking lot (if blocked), they can use the Station Rd access as an alternative route to reach their portion of the building. It is important that the lane is kept clear to avoid disruptions, but Station Rd access provides a backup in case of any obstructions to the primary delivery route.

Shared Expenses Between Tenants:

As the property is shared between two tenants, the following shared expenses will be divided between the two parties.

Electricity Surcharge – Monthly charges for electricity, including any surcharges, will be divided proportionally between the tenants.

• Water and Sewerage Charges – Monthly water and sewerage costs will be shared based on usage, as measured by the prepaid meters.

• Claremont Improvement District (CID) Levy – This covers services provided by the Claremont Improvement District, such as additional security, cleaning, and maintenance in the area. The cost will be shared between the tenants based on the space each occupies.

Payment Terms:

• These shared expenses will be invoiced monthly, and tenants will be required to pay their portion within the same month.

• If any of the services (e.g., electricity, water, CID) experience a surcharge or increase, the tenants will be notified, and the adjusted amounts will be reflected in the following month's invoice.
