The subject farms are situated in an area renowned for its fertile soils and the production of high-quality wine and table grapes, diversified by the cultivation of other fruit varieties and cash crops. The Orange River, a significant perennial river, is the lifeline of this semi-arid region, providing the necessary sustenance for intensive farming.

Topographically, the farms are mostly level and readily arable, with a favourable gradient towards the lower-lying riverbed areas, enhancing natural drainage. Large tracts of land along the lower-lying areas near the river's floodplains have been successfully drained and rigged, revealing some of the most fertile soils in the region.

The soil composition along the riverbed is primarily alluvial clay, while the higher-lying areas feature a sandy-loam soil structure, including the fertile Hutton form. All areas of the farm are well-accessible by well-maintained gravel roads. Nearly the entire arable land is planted with vineyards, primarily grape varieties intended for the dried-fruit market.

All vines are trellised, using varying types, and are irrigated either through modern micro-systems or traditional flood irrigation. The latter utilizes canal systems under gravitational force, while the former is a sophisticated system where irrigation is electronically controlled from various stations. Soil moisture levels are continuously monitored using neutron register meter technology.

The main sources of irrigation water are provided by the Steynsvoor Irrigation Board, sourced from the Gifkloof Irrigation Scheme, as well as water directly pumped from the Orange River. It is evident that the current supply of irrigation water is sufficient, with additional water available if needed. Water for domestic use is stored in reservoirs, where it is purified and filtered.

This is a highly productive and modern farm portfolio, with evident high production worth. All facets of the property are in excellent condition, and the general impression is that of a well-organized and efficiently managed enterprise.
