Nestled between the trees, and situated in the very best part of a wonderfully quaint and peaceful village, this popular guesthouse, on two large adjacent plots measuring 4283m² each (8566m² in total), embraces its natural surroundings and offers stunning views of Storms River Peak from the beautiful forest garden.

With owner as well as manager/staff accommodation and 12 guest rooms accommodating up to 32 guests and with accommodation frequently being fully booked (with no marketing) between 1 September and 31 March each year, and a constant stream of local and international guests out of season, this well-established guesthouse has been operating for more than 25 years and is in its 12th year under current ownership. Time has however come for the owner to retire and spend more time visiting grandchildren abroad.

Known as the adventure capital of Africa, Storms River attracts a large number of local and international visitors each year and the guesthouse is bookable on all the main accommodation booking websites. It benefits from incredibly good reviews built up over a number of years, ensuring a constant supply of guests staying at the guesthouse and visiting the Tsitsikamma National Park and the world famous Otter Trail, the Big Tree, the stunning beaches, as well as those who visit the area for mountain biking, hiking, bungy jumping and enjoying treetop canopy tours, all of which is within a short walk or drive from the guesthouse.

Ideally located for visitors, the property is just a 5 minute walk from the centre of the village and all the activities that are on offer, while still benefiting from the tranquillity of a beautiful forest garden and stunning views.

As it is currently set up, the property offers 12 charming and spacious double, twin and family B&B rooms that attract tourists from around the world, with a significant number of the guests coming from the UK, Netherlands and Germany. Each room has a private entrance that overlooks the lush, green garden and/or with views of Storms River Peak.

Under current management, rooms are serviced daily and guests can choose to enjoy their complimentary breakfast in the spacious indoor or outdoor dining areas, with breakfast and dinners being prepared in the commercial kitchen. Guests are also offered bicycles for hire, packed lunches and an activity booking service.

The swimming pool is very popular with guests and the well-established garden is fed by two very reliable boreholes, with the water filtered onsite and guaranteeing a continuous supply of fresh and free water.

The property includes owner and manager accommodation comprised of a detached two-bedroom house with wraparound porch, covered barbecue area, small pub and large private garden (the owner previously had donkeys and chickens and now tends to a very successful vegetable garden), as well as a separate small flat with a double bedroom, en-suite bathroom, living room and kitchen, conveniently located alongside the reception which is used by the current manager (and has previously been used as additional guest accommodation too).

Both properties are zoned in compliance with local municipal regulations for the operation of a large guesthouse with electricity provide through Eskom (and supported by a generator where needed). The property benefits from a pub for guests, several braai/barbecue areas, an outdoor lapa, laundry, garage and septic tank system and also ample space for vehicles to park on the property.

The current owner has been considering adding glamping units or further guesthouse accommodation to the property as there is plenty of demand as well as space on the property to do so, so for a buyer that may want to take the business to the next level, and generate further income, this could be a great way to do so.

The guesthouse is frequented by a large number of international guests and a number of repeat customers, including several tour operators. Notwithstanding the impact of Covid-19, this business generated revenue of more than R6 million over the last 3 years, with R2.7 million in revenue being generated in the 2023/2024 financial year, and with volumes continuing to increase.

The owner would like to sell the business as a going concern. Such a sale would therefore include both properties, all business assets (including furniture and equipment), goodwill and current bookings (currently totalling more than R600,000 in booked, but not yet stayed revenue).

Separately, the owner is prepared to consider offers on the two properties individually in which case the cost of any assets, goodwill and current bookings would be separately negotiated.

Any VAT on the transaction would be payable by the buyer.

This is a fantastic self-sustaining lifestyle opportunity not to be missed for those that love nature and the outdoors.
