Description
The property is typical of the mixed Valley Bushveld biome and Noorsveld plus Karoo biome common to the Jansenville district. One of the main features of the property is the seasonal Brak River with +- 1km of river frontage and some interesting rock formations along one short section of cliffs. Initially flat, and then sloping gently upwards towards the northern boundary, it has just enough undulating topography to make it interesting and diverse, while still remaining easily accessible by vehicle. The current owners are utilizing the farm for game, cattle and small livestock farming. Although considered an excellent lifestyle option, the farm has extremely well, developed infrastructure and could be utilized for an eco-tourism destination or outfitters base camp.
Veld types
The southern, front portion of the farm is mostly flat to stepped with the characteristic, well drained, sandy soils common to this region. It is here that there is a large concentration of massive acacia karoo or sweet thorn trees all along the banks of the Brak River. Where the light penetrates the canopy of these sweet thorn trees is a healthy concentration of sweet buffalo grass or panicum grass. The game often frequents this area and this offers great game viewing opportunities since a large viewing deck looks out over this area.
Climbing out of the river bed to the north we have a series of gentle hills which are bisected by a central valley and the respective slopes are all well wooded with the following tree species: common guarri, jacket plum, “boer bean” (schotia), shepard’s tree and acacia karoo. As discussed being a Noorsveld area the noors euphorbia is also in abundance along with the various Karoo herbs and shrubs plus sweet veld grazing.
This property has been conservatively stocked and well managed as is evident in the quality and quantity of both available browse and grazing.
Rainfall
The farm falls in a predominately summer rainfall area, with an annual average of approximately 275mm.
Game species
Game species that are currently on the property include:
Kudu (free roaming), springbuck, duiker, steenbok, bushpig, warthog, caracal and numerous smaller mammal species.
Improvements
The farm has very well developed and maintained infrastructure:
Cottage 1: 1 bedroom, en-suite bathroom, open plan kitchen and lounge area leading onto a massive viewing deck complete with splash pool and braai overlooking the river.
Cottage 2: 1 bedroom, en-suite bathroom, open plan kitchen and lounge with fireplace plus verandah with its own fireplace and outdoor/weather blinds.
There is a large central boma facility with braai area and various seating arrangements.
There are 3 containers that have been tastefully rigged for extra accommodation. Two of these container units have verandah’s out front.
There is a nearby shed used for parking, storage and as a workshop. The staff accommodation is right alongside this shed.
The farm is fully enclosed by a good quality stock fence. There is an extensive and easily traversable, internal road network that allows access to all corners of the farm.
The farm is totally off grid relying on solar power.
Water/Irrigation
Water is currently drawn from 2 boreholes and there is a suitably developed water reticulation system. The southern section has the seasonal Brak River flowing through it.
There is also a small earth dam on the property which is fed by runoff water.
A small field of just under half a hectare has been developed for irrigation with 1/3 of this planted to lucerne.
Conclusion
The farm is well situated being genuinely rural, but still within easy striking distance of PE and its airport. The infrastructure is very well developed and maintained, and would not necessitate any additional expenditure by a prospective buyer. All the game seen was in good condition which is testament to the condition of the available grazing/browse and the conservative plus responsible manner in which the property has historically been stocked and managed. As a lifestyle/hospitality property that could more than pay its own way, I feel it would prove to be a very rewarding acquisition.
