The levies are based on square meterage of the units, noting that this unit is one of the few larger ones in this facility. The levy is thus 2x the rate for a single (smaller) unit because it is a Double Flat. Also noted is that there are a limited number of units (compared to a village type setup) and reducing economies of scale. The upside to this is tighter security and a more personal environment e.g. residents are checked on daily to establish their wellbeing (if required), organised outings and shopping days (which benefit residents as they get older with possible reduced driving ability.

24 hour security is provided, with access control to the grounds. The building itself is only accessible to residents after hours with a key-card
A 24 hour frail care, provides services to residents in their own units as organised, e.g. supervision with administration of medication, receipt of medicine deliveries from local pharmacy
Residents have access to approx 12 days in frail care per year, with no additional costs (contract will contain details)
Electricity is included in the levy and there is a generator which is well maintained.
Tenants are responsible for their own rates and taxes
