Winelands towns offering close proximity to Cape Town and 'better value for money'

The Western Cape offers so much to home buyers looking for a laidback, outdoor lifestyle.

Semigrators are drawn to its natural scenic attractions, wide-open spaces and good schooling. The Cape Winelands in particular allows easy access to cycling routes, good restaurants and wine farms with open-air dining, food markets and plenty of children’s activities, says Annien Borg, MD of Pam Golding Properties in the Boland and Overberg.

"Locals looking to invest can also enjoy the benefits of living in a close-knit community, with lots of activities for a newbie to join in and feel they belong."

Winelands lifestyle attracts buyers 

In the heart of the Cape Winelands, the character-filled towns of Paarl and Franschhoek attract a number of buyers from Gauteng and KwaZulu-Natal.

Surina du Toit, Pam Golding Properties area principal for Paarl, Franschhoek, Wellington and Grabouw says many home buyers are drawn to the easy access to Cape Town.

Some of these semigrators have businesses elsewhere and also look to open a branch in our areas as well, or even start a new business.

Du Toit says they're "buying across all price ranges for relocation or purchasing an investment property to rent out and relocate to later, or buying a plot to build on in the future".

Franschhoek has *34 new property listings in Franschhoek according to Property24 Trends Data, with the average asking price for the area being R6.2 million. The average sale price per erf for 2020 was about R2 787 500 while Section Scheme Units average sale price for the same period is R2 017 500.

The latest residential listings on Property24 show that four bedroom homes are most widely available, at an average list price of R7.4 million. Sellers in the area fall within the 65-years or older (43%), while 42% of buyers fall in the 50 - 64-years age group.

Louise Varga, Pam Golding Properties area manager in Stellenbosch, Somerset West, Gordon’s Bay and Strand, also notes increasing enquiries from semigrators who are looking for sound, secure property options across a wide range in Somerset West, Gordons Bay and Strand.

Value-for-money and convenience in Somerset West

“For a sense of small-town community, big city convenience, and the attractions of the Cape Winelands on tap, and with schooling and proximity to Stellenbosch University, Somerset West has it all, while offering better value for money than comparable homes in Cape Town," adds Varga.

The area has *269 new property listings according to Property24 Trends Data, with the average asking price for the area being R2.695 million. The average sale price per erf for 2020 was about R2.45 million while Section Scheme Units average sale price for the same period is R1.3 million.

The latest residential listings on Property24 show that three bedroom homes are most widely available, at an average list price of R3.1 million. Sellers in the area are 65 years or older (42%), while 32% of buyers fall in the 36-49 age group.

“Security estates are popular, and generally, we find our enquiries and sales are from around R2.5 million to R4.5 million and upwards.”

As a student town,  Varga says Stellenbosch has over the years proven a sought-after destination, with a residential property market which has shown ongoing resilience to price fluctuations.

It offers the best of both worlds - country living, but close to the city and all its amenities, while excellent schools and student accommodation in a stable environment are further drawcards.

Varga says there’s a broad price range catering for residential property buyers in Stellenbosch, Somerset West, Gordon’s Bay and Strand, ranging from R800 000 to R2 million for sectional title units and between R3 million and R5 million for houses – with the most popular price range for standalone suburban homes from R4 million to R7 million, to security estates, where popular price ranges are for homes from R3 million to R4 million, and from R8 million for more upmarket homes.”

There are currently *354 new property listings in Stellenbosch according to Property24 Trends Data, with the average asking price for the area being R2.692 million. The average sale price per erf for 2020 was about R1.8 million, while Section Scheme Units average sale price for the same period is R1.3 million.

The latest residential listings on Property24 show that two-bedroom homes are most widely available, at an average list price of R1.59 million. Sellers in the area are between the ages of 50 to 64 years (34%), while 33% of buyers fall in the 36-49 year age group. 

Lifestyle and affordability on offer in Robertson and Montagu

Borg says lifestyle and affordability play a significant role when it comes to outlying areas such as Robertson and Montagu.

“Here we find an older age group looking to retire - either now, or as a leisure getaway with a view to retiring here in the future, and therefore seeking good amenities, a reputable hospital - such as the highly-rated hospital in Robertson, and affordable homes where the cost of living is lower.

They also want to be part of a smaller community where they can enjoy the natural surroundings, but still be accessibly situated within two hours of Cape Town. These areas offer good value for money where you can still purchase a three-bedroom home on a 1 071sqm plot for around R1.5 million and a vacant stand in Silwerstrand Golf & Lifestyle Estate just outside Robertson for R370 000. In Robertson a three-bedroom home can be acquired for under R2 million.

There are currently *354 new property listings in Robertson according to Property24 Trends Data, with the average asking price for the area being R1.850 million. The average sale price for farms sold in the area during 2020 was about R2.450 million, while the average sale price for an erf for the same period was about R925 000.

The latest residential listings on Property24 show that three-bedroom homes are most widely available, at an average list price of R2.310 million. Sellers in the area are 65 years (37%), while 30% of buyers fall in the 50-64 year age group.
