With its convenient location close to Sandton CBD, Fourways, Randburg and the highway, Bryanston in Johannesburg's northern suburbs is popular among property buyers looking for a suburban lifestyle.

Bryanston is an attractive, community-orientated suburb, with tree-lined streets, offering different property types at varying prices, says Richard Smith, Pam Golding Properties Hyde Park area manager. These include apartments, cluster homes, executive apartments and luxury freestanding homes situated on large stands with large gardens.

Dave Lewis, Seeff Sandton’s Developments Manager, says in the Sandton CBD and surrounds there is a great drive from both developers and the municipality to increase the number of residential homes.

“Areas like Bryanston and Morningside are being developed at quite an alarming rate, as the sizes of the stands in the area are good for development and the existing services infrastructure is in place already. Here we are especially seeing a lot of townhouse and apartment developments going up.”

With a choice of property options, prices range upwards, from around R1 million for an apartment, depending on the property’s size, location, security, quality of finishes and whether there have been renovations or not. 

The area boasts a number of eateries, shopping centres, parks, and medical facilities as well as schools including Bryanston Primary School, Bryneven Primary School, Bryandale Bryanston High School, Bryanston Parallel Medium & Pre-Primary School, Brescia House School, Curro Castle Bryanston, Michael Mount Waldorf School, Pine Forest Pre-Primary School, Sandton Primary School and St Stithians College.

“With time at a premium for most people, having schools in the area makes it convenient for parents to drop off and pick up their children. Buyers, especially those with children, want ease of access - and buying in Bryanston offers this convenience,” says Smith.

Bryanston continues to experience strong demand and remains a popular choice for many property buyers looking for a “live, work and play” lifestyle, adds Smith.

In 2020, more than 700 properties were sold in Bryanston according to Property24 Trends Data, with the average sale price for the area being R2.25m. The trend over the past five years with an average of over 1000 properties sold per year (2015 to 2019), indicates a marked drop in registered sales for 2020. Hard lockdown took effect within the second quarter of the year, impacting the South African economy, and specifically the property industry's ability to do business. As a result, pent-up demand due to the Covid-19 pandemic and restrictive lockdown measures will continue to impact trends, with average sales per year only expected to recover towards the end of 2021. 

Latest property listings on Property24 show that 3- and 4-bedroom homes are most widely available. Some 42% of buyers interested in making Bryanston their home are below the age of 35-years.
