For those looking for idyllic living on the coast, KwaZulu-Natal offers some of the world's most scenic beaches and superb amenities. From Umhlanga to The Midlands, here's how much you can expect to pay for a home...
David Cameron, Pam Golding Properties area principal in Ballito and Zimbali says the price band from R3 million to R6 million will get you good value for freestanding large homes in open areas (outside estates) or smaller sectional title offerings within the gated estates.
"Excellent schooling continues to be a key driver for property buyers and KwaZulu-Natal, which has a wide range of superb schools," says Cameron.
The main attraction is the lifestyle, iconic beaches, lifestyle shopping centres such as Ballito Junction, Zimbali Golf Course, Simbithi Golf Course, a diverse range of schools (including Curro, Reddam, Ashton, Umhlali).
Holiday letting demand seems to be consistent especially over the December festive season – with 80% occupancy of holiday offerings for this period.
Development still seems to be on the rise with a focus on more price sensitive offerings such as Lalela Estate – here you can gain access into a gated estate with a freestanding single level home at R3 million.
Meanwhile, Carol Reynolds, Pam Golding Properties area principal for Durban Coastal, says in Durban North this price band (R3 million to R6 million) will secure a lovely three or four-bedroomed home on a large level stand often with sea views.
Further north, you will secure townhouses or smaller freestanding homes for this price. Durban North continues to be in high demand given its schools and proximity to beaches, the city, airport and Umhlanga.
Umhlanga is popular because it boasts the full spectrum of facilities from hospitals to Gateway shopping centre, to the Chartwell hub, the Umhlanga business hub and the beach. Umhlanga is still very much regarded as the most sought-after node in KZN and attracts a wealth of buyers from end-users to investors. Sibaya contains a number of security estates with a variety of homes, townhouses and apartments on offer. Prices range from R3 million to as high as R50 million for mansions in Signature estate. The R3 million - R6 million price bracket will secure an apartment or a townhouse or small freestanding home in one of the estates.
Chris Tyson, founder and chairperson of Tyson Properties comments says, there is continued growth in the Umhlanga Ridge area (next to Gateway) with affordable sectional title homes, which is being driven by young professionals.
"We are finding that areas such as the Sibaya Precinct are growing in popularity as it offers a wide range of property options – from apartments to luxury homes located near the beach and excellent shopping and restaurants.
"The more established gated estates continue to be popular in Umhlanga and the North Coast. There are excellent government and private school options available," says Tyson.
Mount Edgecombe Country Estate is currently reviewing its design codes to allow for renovation and more modern architecture.
The Izinga area has expanded of the last five years – again largely due to the superb government and private schooling available in the area, as well as the proximity to shopping centres, medical centres and restaurants.
According to Local Real Estate who has offices in Howick servicing The Midlands area as well as the coastal town of Ballito and as such they see very different price points, and offerings in these areas. The following information is based on both their listing portfolio and recent sales.
The start of 2023 has been very positive with sales in January and February already surpassing only one week into February what was achieved last year. Sales have right across the board ranging from R875 000 right up to R10 million.
Rory Anderson has been a Property Practitioner for 8 years in the Ballito area and has extensive experience. “ Both apartment and homes are available in this price point. I have two sea facing apartments in Simbithi Eco Estate , a three bedroom at R4.300 000 and a four bedroom one at R4.695 000. Some of the smaller estates also offer gems in the R3 million mark.
"Currently, I have a delightful three bedroomed home in Ballito Gardens and stock is very limited here as it is a highly sought after boutique styled development".
There are also beach front apartments in the Salt Rock and Shaka’s Rock area in this price range and these more often than not are utilised as investment properties so Owners can holiday here and then rent out as holiday apartments.
Another highly experienced agent with 8 years sales experience, Richard Anderson, elaborates on other options available in this price point. “Many new developments have been launched in the past few months . Some of the developments we have been involved in include Aura comprising 45 units and priced from R 2.595m; Moyana comprising 15 units priced from R2.295m to 3.99m of which 13 have already been sold; North Shore comprising 23 Units priced from R 4. 350m to R 4.6m; Imbali Loop comprising 8 units priced from R4.75m to just over 5m and Intaba Terraces comprising 18 free standing homes priced from R4.75m to R5.2m.”
“There are also some off plan developments that are not yet built “continues Anderson “including Husk, a 24-unit development priced from R2.6m to R3.650m and the 26-unit Valley Views comprising a mix of 3- and 4-bedroom units with sea views, ranging in price from R3. 594 486 to R4. 775 294. However, an exceptionally exciting product that has grabbed the market’s attention is Lalela. Lalela Estate comprises 490 single level stand-alone homes and of the 94 initially launched, 54 units have already been reserved because of its highly sought after stand-alone single level design, and the sweet spot price point – under the R3 million mark.”
Between R3 and R6 million there is a huge variance of small holdings to Estate homes on offer in a variety of estates and suburbs in the Midlands, Cameron Leitch Local Real Estate agent.
"There are some beautiful country style living in the Rosetta area and in the highly sought after Gowrie Village there are some lovely homes starting at around R4 million," he says.
Gowrie Village is popular for families as there is a small commercial area at the entrance to Gowrie Village which is in easy walking distance and it has coffee shop, a restaurant a chemist, and a physiotherapist There are also other amenities which include a tennis court, children's' playground, multi-purpose court, and a clubhouse and residents also have traversing access to the neighbouring 360-hectare Gowrie Farm Estate, which has running and mountain biking trails.
Celia Tabb, Local Real Estate agent adds to this. “ There are also many tourism orientated property offerings in the R3 million to R6 million bracket, which includes Holiday homes popular for weekend escapes as well as some properties that are run as bed and breakfasts. This includes Siteka Estate, Kwawula Wildlife Estate and Mbona Nature reserve . Additionally the Dargle and Karkloof area also has small holdings and fine country homes that can be utilised for Bed and Breakfast operations. A perfect example of this is the listing I have in Merrivale Heights, which has 6 bedrooms for R3.245 000”.
