What homes can you buy for R870k?

Home buyers in the market for an average-priced property – R870 000, according to bond originator ooba - can still get a freestanding, three bedroom house in a decent area.

However, says Richard Gray, CEO of Harcourts Real Estate (SA), with ooba recording positive house price growth for the sixth successive month, this fairly limited window of opportunity is going to narrow.  

Based on the properties currently being marketed by all 134 Harcourts offices around the country, Gray drew up a best-in-class list of homes in the R870 000 price range, all of which  are freestanding, and close to transport routes, schools and shops. 

Of all nine provinces, Gauteng offers the widest choice of suburbs and options for average-price buyers, he says. These include popular areas such as Boksburg on the East Rand, where one of the best buys is a neat three bedroom house with two modern bathrooms, three living areas, a flatlet and a single garage.

In the Kempton Park area, Norkem Park is the location of a facebrick house comprising three bedrooms, two bathrooms, swimming pool and entertainment patio on the market. There’s also a neat three bedroom house for sale in Terenure, a hop and skip from O R Tambo Airport on a 918sqm stand, that offers a renovated kitchen, single garage and a shade-port. 

Moving to the south of Johannesburg, in Kibler Park, is a renovated three bedroom house with two bathrooms, modern kitchen and a swimming pool. Also in the southern suburbs, in The Hill, is an old character home on an 822sqm stand. The listing agent, who describes it as one of the best in its price range, says it offers three bedrooms, two bathrooms, lounge, dining room and kitchen with pantry. In addition, it’s got a flatlet, electric fencing and an auto gate. 

Clayville, a suburb in Midrand, has a Golden Oldie for sale, which, while requiring some modernising, offers solid value in the form of three bedrooms, two bathrooms and pool on a large stand.

Places like Villieria in Pretoria also have a small selection of properties in the R870 000 range, including a three bedroom house with single bathroom and garage. The stand is sub-divisible and there’s scope to convert the garage and existing outbuilding into a flat. 

In the Western Cape, the selection is a lot more limited, says Gray. But there are still a few good, if rare, opportunities for average-price buyers, including a three bedroom Victorian home on a 496sqm stand in Bellville. Close to all amenities, it has wooden floors, a lounge with fireplace, modern kitchen and bathroom, and a garage. Alternatively, there’s a character three bedroom, two bathroom house in The Strand with wooden floors and a small stoep with built-in braai.   

One of the Free State’s most unusual offerings in this price range is a facebrick house on the Vaal River in a suburb called Renovaal. Set on a 2098sqm stand, the property offers two bedrooms, three bathrooms, lounge, dining room and kitchen as well as five garages, a jetty and lookout tower on the river bank.

One of the best value offerings in Amanzimtoti, KwaZulu-Natal at the moment is a large conventional family home comprising four bedrooms, two bathrooms, an open-plan lounge cum dining room, and outside braai and entertainment area. 

Heading uphill, towards Pinetown, is another good buy: a neat plaster and tile house in the suburb of Caversham Glen, with three bedrooms, family bathroom, pool, garage and carport. 

Near Pietermaritzburg, in Merrivale, there’s a house on more than 4000sqm, with three bedrooms, two bathrooms (main en suite), double garage and pool. One of its most appealing features is its views over the surrounding hills and bushveld. 

In Polokwane in Limpopo, R870 000 will buy a three bedroom house with a family bathroom set in a large, neat garden. Located in a good area, this home has the potential for future improvements. 

The best in Mpumalanga includes a three bedroom, two bathroom house in a quiet part of Witbank. Set on a 1000sqm stand, it also offers three living rooms and a good kitchen as well as a double garage, carport and storeroom. 

Finishing up in the North West Province, Waterfall East has on offer a three bedroom, two bathroom house with modern kitchen and lock-up garage for R870 000. 

“With interest rates at a 30-year low, the rate of bond approvals increasing and house price growth on an upward trajectory again, there’s unlikely to be a better time to buy a long-term family home than now,” says Gray.
