Rawson Auctions is finding that they are increasingly called on to source farms in the Western Cape’s Boland and Overberg regions that are relatively small but productive and therefore suited to someone about to retire or for people looking for a non-urban but still active lifestyle.
On 3 July, two farms will be auctioned at 222 Main Road, Rondebosch in Cape Town.
Holland Farm in the Bonnievale area has 26.7 ha of land, of which 17.6 ha is irrigated by drawing water from the Central Breede Water Users Association and the Boesmansrivier Irrigation Board.
Micro jet and drip irrigation are installed on 6.56 ha and it also has its own dam for water storage and this is equipped with a pump station.
Established orchards currently produce nectarines, plums, figs and apricots and the soils are predominantly of the loam shale Karoo type with a small admixture of vertic, melanic and clay soils ideal for fruit orchards, vineyards and lucerne, explains Tanya Jovanovski, co-franchisee for Rawson Auctions in the Western Cape.
She says the farm has grazing areas, although these are currently not used and it yields a good income - most of the stone fruit is used for exports and the figs are packed into punnets and delivered to Woolworths.
The buildings on this farm include a large new 300 square metre three bedroom brick house with plastered walls, staff cottage, a 250 square metre pack shed and a 26.4 square metre cold room, as well as a manager’s office and a shed, which could be upgraded to become a flatlet.
The recommended starting bidding price for the farm is ± R3 million and anyone buying for this price or slightly higher, she believes, will be getting the bargain of the year.
Oudekraal farm near Bonnievale is very similar, although slightly larger and it produces nectarines, plums and figs.
This farm has a water allocation (from the Boesmansrivier Irrigation Board) and a storage dam with a pump, 4.3 ha is fitted with jet or drip irrigation equipment and the soils are suited to the crops being produced and it also has an unused grazing area.
Its farmhouse has a floor area of 360 square metres and is surrounded by large, established trees featuring wood flooring, three bedrooms, one and a half bathrooms and spacious verandas.
Other buildings include four staff cottages, a garage and a store room and bidding is set at R3 million.
