Finished products and not just vacant stands will now also be available with construction of the first six cluster homes currently being built in Le Jardin, the first phase in the Avianto Lifestyle Estate, a 250 hectare development situated along the Crocodile River.
The estate is just three kilometres from the new 75 000 square metre Cradlestone Mall which offers easy access to Fourways, Pretoria, Sandton and Lanseria via the N14.
Avianto Estate, which already includes the well-known Avianto Village Hotel, will include residential freehold stands, clusters, sectional title land and a retirement development, along with office parks, a medical centre and business nodes – all centred around extensive sports and leisure facilities. The residential component will comprise a total of 1 800 opportunities.
This is according to Neville Lang, Pam Golding Properties (PGP) agent, who says importantly, Maragon Private Schools has secured the rights for a new school on the estate, which will offer first language education in both English and Afrikaans from pre-primary school up to Grade 12. The pre-school is scheduled to open in 2015 and organic growth will take the school to its final total capacity of 1 500 students.
Lang says having a school right on one’s doorstep within a secure, countrified estate in a convenient location completes the picture for an ideal family location. He says with 29 stands already sold and now that building is in progress by both private homeowners and the developer as well as on the school, they anticipate increasing interest in this well-positioned development.
Le Jardin consists of 90 freehold residential stands and 24 luxury freehold cluster units. The average stand size is 1 100 square metres with riverfront stands approximately 1 400 square metres in size, and prices of stands range from R950 000 to R2.395 million inclusive of VAT.
Buyers may use their own architect and builder to create their dream home, working within the architectural guidelines (building packages are also available). The first six cluster homes which are under construction each comprise from 288 square metres, with three bedrooms en suite, lounge, dining room, kitchen and study, guest toilet plus upstairs TV lounge and two garages. These are being sold as completed clusters priced from R2.9 million inclusive of VAT.
Avianto’s architecture, which has European influences, is developed from the existing appealing architecture of the hotel, with the use of natural materials such as stone, true-colour plaster and flush-plastered clay brick in the same colours, and timber in dark and neutral tones. Screening in the estate will be achieved with plants and other elements such as lattice fencing, forged metal panels, trellises, low walls, hedges, shrubs and trees.
Homeowners at Avianto are encouraged to build energy efficient homes, while a focus on indigenous landscaping will reduce water consumption and encourage birdlife. A fully-integrated security system with control room provides residents with peace of mind, while affordable, high-speed data packages using fibre to connect the houses are available to all homes and offices within the estate.
Le Jardin has its own highly secured boundary and can only be accessed by residents and their guests. In addition, 4.5 hectares of the estate has been set aside as open space for footpaths, a scenic dam and picnic area with a pedestrian gate to allow access directly to the riverfront, adjacent sport and leisure facilities and the hotel, which has a coffee shop, restaurant, conference facilities and function venues.

He says walking, jogging and mountain biking trails are available to enjoy, as is the Avianto Sports Club and its public amenities which include a soccer field, an action golf course, tennis courts, swimming pools and a clubhouse.
A further attraction is that Tracker, vehicle recovery company, has signed a 24-month contract with Avianto Hotel and Lifestyle Estate and ilumin8 Events, the operators of the mountain biking trails at Avianto, introducing a number of added benefits at this already popular destination now named ‘Tracker Bike Park at Avianto’. These mountain bike trails include a beginner loop and section within sight of the clubhouse for aspiring young mountain bikers, as well as more challenging sections, including some steep climbs.
D’Oliviera says the recent completion of Cradlestone Mall, on the corner of the N14 highway and Hendrik Potgieter Roads, is a welcome addition to an area that has experienced burgeoning residential growth in recent years, driven by numerous upmarket and middle market residential developments.
He says Avianto is well-positioned in an area which is developing into a strong residential and commercial node offering a live, work, play concept. In addition, Tsogo Sun recently announced a R480 million refurbishment of its Silverstar casino which is expected to change the face of entertainment on the West Rand and is due for completion in August 2014.
