WC sect. title complex to be built

Soon to be developed in Firgrove just outside Somerset West is a commercial sectional title secure complex with security access control.

"This site will be developed in phases with phase 1 a sectional title light 'mini-unit' industrial complex of 39 units, and phase two an extension of the mini-units plus a state-of-the-art multi-storey mini-storage facility," says Tony Ventouris, managing director of Seeff Commercial Somerset West.

The site to be developed is the consolidation of two farms, namely portions of Farm 1101 Rustenhof and Farm 1305 Skoongesig in Somerset West. During the preliminary heritage studies it was established that the Farm Rustenhof had been farmed by the Bredells for many generations until the present day.

"The existing railway line, which was built in the 1880s, changed the character of the farm and of the area dramatically. In addition, realignment of Somerset West Main Road in the late 1950s changed the character of the area even further, whereby the portion being developed was effectively cut off/divided from the farm, making farming difficult.

"Firgrove Business Park will be situated on the extension of Main Road that extends out of Somerset West, i.e. the road in front of the Lord Charles Hotel heading towards Cape Town, within the Helderberg Urban Edge. It adjoins existing light industrial erven and was earmarked in the Macassar Spatial Development Framework as an area for potential industrial development."

The storage facility will comprise storage units extending over three floors. The units will range in size from 4sq m to 36sq m. An abundance of shaded parking will also be leased out as a storage facility for boats, trailers, caravans, motor vehicles and so on.

The light industrial complex in phase one will consist of 39 mini-units in two portions: 25 along the Main Road, enjoying great signage exposure; and 14 at the rear of the development along the railway line boundary. Each unit will have a separate "MD's office" with the balance being open-plan offices, a separate kitchen and toilet facilities for staff.

The large office component will be on the first floor with reception areas on the ground floor. There will be four on-site parking bays per unit. Extra parking is also available for rental.

"These commercial sectional title units are ideal for clean light industrial purposes, offices or administrative-type companies that require warehousing. Most of the units will be north-facing, and they will range in size from 150sq m to 350sq m. The price per square metre is R5,950 plus VAT.

"Twelve of these units have already been sold prior to the launch. This development is well positioned to service Somerset West and Stellenbosch, and is also close to Firgrove and the Firgrove Railway Station, as well as the N2.
