The vast majority of buyers in Cape Town's northern suburbs are interested in properties priced between R600k and R900k and also bargains.

So says Jacqueline Coetzee, licensee for Seeff Bellville and Northern Suburbs, who adds that properties under R1m are the most popular and very few buyers are to be found in the R1,4m+ bracket.

"Full-title is still the most popular due to the levies on sectional title properties increasing unabatedly. For R200k more than the price of an apartment you can get your own address.

"The entry-level price for an apartment is R300k and R700k for houses. The average selling price is somewhere between R700k and R900k. However, the most common properties for sale are apartments between R350k and R600k."

"The most popular areas are Oakglen, Oakdale and Boston. The simple reason for this is that they offer good value," she says.

She says schools and areas close to the main routes are increasingly in demand. "Areas close to the Tyger Valley Shopping Centre, the N1 off-ramps, and established areas are popular for obvious reasons.

"Demand is also strong in the areas halfway between Paarl and Cape Town. Lots of people work in Paarl and it provides a convenient location for wives and husbands who have to drive in opposite directions. These areas also have the reputation of being 'clean': It's not mountainous, free from unsavoury characters, the properties are neat and well-maintained, and they've been modernised because the owners have spare cash available to improve them.

"The average period of ownership hovers around six years and the owners are mostly parents with kids. Most properties are big enough so that grandma, etc. can also stay there, which is often the case. More than 50% of owners want properties where there is additional space for their parents."

Coetzee says sales in the Stellenberg area range mostly from R1,3m to R1,5m. "Virtually all buyers purchasing from R1m upwards want to live here and spend a lot of time looking for houses in the R1m to R1,3m bracket. The majority of the houses for sale are in the R1,5m+ bracket. The difference between asking price and selling price is at least 10%.

"Most Welgemoed sales range between R1,9m and R2,5m. Most properties for sale are in the R3m+ region and the selling period is protracted.

Furthermore, the Eversdal area is still sought-after and popular and sales tend to move quickly although prices are in the R2m region. "There three times as many transactions here than in Welgemoed. Most sales are in the price range between R1,8m, and R2,3m.

"If you have R1,8m to spend, Bellville is your best bet. There is less traffic than in Welgemoed, its schools are top of the list of most popular schools and this is the chief reason why people are choosing to purchase there. The properties are also not as old as those in Welgemoed," she concludes. - Eugene Brink
