Vierlanden’s tranquil homes from R950k

The suburbs of Vierlanden, Proteaville, Schoongezicht and Wellway Park are located on the northern edge of Durbanville in Cape Town’s Northern Suburbs. This location results in a semi-rural environment, with ample greenbelts, open spaces and surrounding farmland. 

Despite this tranquil, leafy location, these areas are within easy reach of the major arterial routes for commuters. Pam Golding Properties (PGP) agent, Estelle Laäs, says the suburbs are currently enjoying sustained demand from family buyers, particularly around the R2 million price range. 

She says Vierlanden and the surrounding areas offer a mix of mainly freehold properties, with some sectional title units and a few secure estates. She notes that entry-level pricing for the area starts from around R950 000 for a two bedroom apartment or townhouse, going up to R1.5 million for a three bedroom sectional title property. 

Laäs says freehold homes typically occupy stands of 1 000 to 2 000 square metres, and prices start from around R1.7 million to R2.3million for a three or four bedroom house with a double garage and pool.

Top-end properties can fetch anywhere from R3 million to R8 million, depending on size, location, elevation and views.  “Some homes enjoy magnificent views of the Boland Mountains and there are even a few smallholdings where owners can keep horses.” 

Laäs says there are some vacant stands left, but those that do come onto the market tend to fetch around R1.1 million to R1.5 million for a 1 000 square metre stand. 

This is a quiet, family-oriented area, with a parks, dams and walking trails for residents to enjoy, she says. There are a number of high quality pre-primary, primary and high schools to choose from, both government and private. 

Laäs says the well-sized homes, pleasant environment and access to quality schooling make this a popular area for young couples with growing families, so it is no surprise that of recent new buyers in the area, nearly 80 percent were aged under 49. This is a place where families can put down roots and invest for the long term – nearly half of the current residents have lived in the area for more than a decade, she says. (Source- Lightstone)

Laäs says the area has a relatively low crime rate, and residents contribute to a private neighbourhood security patrol which provides additional peace of mind.
