Value for money in Northcliff property

03 Jun 2013

As one of the older, more established suburbs of Johannesburg, Northcliff offers property options to suit just about every buyer need and budget.

This seven bedroom, seven bathroom home offers 1 500sqm in floor space, a landscaped garden, an aviary, greenhouse, a fitted bar room and study. It is on the market for R12 million - click here to view.

Aside from a good selection of well-priced apartments and secure townhouses, its family homes offer exceptional value, say Seeff’s area specialists, Cynthia Todd and Norah Whittingham-Jones.

The houses are generally spacious and often have an additional room to accommodate an extended family or to operate a professional business from home. Stands are generous in size with gardens and swimming pools.

While demand for houses priced below R5 million remains buoyant, the best value to be had is above this price band, especially the modern architectural homes located higher up on the hill. Buyers can still get more ‘bang for their buck’ here, and the suburb is one of the most undervalued when you consider the value offered by these homes compared to similar homes in other areas, say the agents.

A good example is a contemporary home that is on the market for R12 million. It is spacious with 1 500 square metres in floor space and views across the landscape to the Magaliesberg Mountains. Atriums, two aquariums, air-conditioning throughout, a walk-in safe and computerised irrigation system are some of the extras on offer. It is set on a stand of 4 600 square metres with a landscaped garden that has two koi ponds stocked with fish, an aviary, greenhouse and feature swimming pool.

The house has a fitted maple bar, a fully equiped gymnasium with change rooms, a sunbed, steam room and bathroom as well as a separate cottage on the property.

The entrance hall leads to open-plan living and entertainment areas on the lower level that include two lounges, a dining room, a fitted bar room and a study complete with Gordon Fraser furniture. The kitchen is fitted with maple wood cabinets, granite worktops and Gaggenau appliances and there is a separate scullery and laundry room.

An outdoor entertainment terrace overlooks the garden and swimming pool and there is also a fully equipped gymnasium with change rooms, a sunbed, steam room and bathroom. The home includes five bedrooms, four of which have en suite bathrooms. There is also a separate two-bedroom cottage with a lounge, dining room and granite kitchen. The garage accommodates six vehicles and there is a two bedroom staff suite with a fully fitted kitchen. A state-of-the-art security system includes CCTV cameras and infra-red beams.

Todd and Whittingham-Jones says the suburb’s location means that residents enjoy good access to business centres such as Sandton and the Johannesburg CBD. There are top class facilities and amenities close by including retail centres such as the Cresta Shopping Centre, good medical care, sport and leisure centres and schools.
