Situated within reach of the industrial hub of Prospecton and 20 minutes’ drive from the centre of Durban, the Bluff is a prominent, natural landmark of the city and an area which is underrated by those who are not familiar with all it has to offer.
Mandy Rajah, Pam Golding properties area principal in the Bluff says it is a favourite recreational area which offers fishing, diving, body boarding, surfing and kite surfing spots, with the Anstey’s and Brighton Beach popular among local residents and tourists. She says it is a thriving area, which is home to a variety of people from all walks of life who live in the suburbs of Brighton Beach, Treasure Beach, Ocean View, Marlborough Park, Island View, Fynnland and Wentworth.
“These suburbs offer home buyers tremendous value for money, with the price range currently most in demand between R850 000 and R1.5 million, mainly for family homes," Rajah says.
One would pay between R1.2 million and R1.5 million for a three bedroom family home and there are three main price bands of the residential property market: generally the lower end of the market averages mainly in the region of R460 000 to R500 000; the middle market varies from about R650 000 to R950 000; while the high end is along ‘Millionaire’s Mile’ in Marine Drive, where prices range from R3.5 million to R14 million and homes often include ocean views, she says.
Buyers range from first-time buyers and buy-to-let investors to those who are downsizing for a variety of reasons and those upgrading. Because the Bluff is so central, travel is not an issue, says Rajah. “Most of our home buyers work in either nearby Prospecton or in the areas of Mobeni, Island View, Jacobs, Durban central, Fynnland or Merebank."
The appeal for these home buyers includes the ocean views and beaches, three established high schools, seven primary schools and several pre-schools and crèches. Within easy reach are shopping malls, restaurants, 18 hole golf courses and a mashie course, a yacht club, gym, B&Bs, bird sanctuary and a nature reserve. En route to the Millennium Tower, there are harbour and city views, while the transport network provides easy access to other areas via Edwin Swales Drive, the southern freeway, N2 and M4 Higginson Highway.
In Fynnland, a number of residents are employed by Transnet, Portnet and Engen which are situated nearby, with buyers seeking homes mainly at the lower end of the market between R300 000 and R800 000. This area includes the Fynnland combined sports club, an Olympic size swimming pool and Bluff bowling club.
Rajah says there is news that the naval base is to be reopened on Salisbury Island in the Durban Harbour, which is to participate in anti-piracy operations. Further positives for the area, which are expected to attract additional home buyers and rental tenants to the area, include proposals for the new dig-out port on the site of the former airport.
