The number of first-time buyers has been edging upwards in the last four years as a percentage of transfers following years of consistency in the market.
Gqeberha in the Eastern Cape is fast becoming one of the best areas in the country for entry-level buyers to get a foothold on the property ladder, according to Erica Venter, Eastern Cape Sales Manager for BetterBond.
Furthermore, an influx of new developments are providing off-plan homes that fall below the threshold for transfer duties. According to Paul Stevens, CEO of Just Property, developments in Fairview, Walmer and Overbakens are ideally placed for those buying in the R750 000 price band.

Gqeberha Central
Gqeberha Central is the heart of the city and has a lot of historical value to offer. The area is filled with beautiful properties and it also provides residential and commercial investors with the opportunity to invest in a rapidly developing area, says Pam Golding Properties Gqeberha agent, Charles Polisane.
“The Gqeberha Central area is becoming an even safer place compared to its past, as the Central SRA (Special Rating Area) is making great strides toward maintaining infrastructure and ensuring safety with added security patrols. This is an old gem that is slowly regaining its place as the heart of the city and promises to be the main hub for investors, as more and more interest grows due to the current transformation.”
In addition, the area is designed for convenience, as properties are in close proximity to multiple shops, restaurants, gyms, parks, colleges, museums and main roads.
Popular price ranges from R360 000 to R620 000 for sectional title to R900 000 to R1.6 million for full-title properties.
Linda de Lange, Pam Golding Properties agent in speacilising in the suburbs of Kini Bay, Seaview and Beachview says these three suburbs villages are situated approximately 22 - 25km from Gqeberha in the direction of Jeffrey’s Bay.
“The residents of Gqeberha are ‘spoilt’ in terms of distance. Most of our buyers are from the UK, Germany and Abu Dhabi. I am sure if local home buyers realised what kind of lifestyle and value these areas offer, properties would have sold much faster, says De Lange.
“Currently, I am marketing a beautiful front-row property at R6.35 million. This house is situated on the rocks - it is beautiful and modern and very well-maintained. A front-row property, which opens onto the Kini Bay Beach is available at R6.35 million. Imagine what such a property would cost in Bakoven, Clifton or Camps Bay," says De Lange.

Seaview offers good security. “I have lived in Seaview for 19 years, with no alarm system or any high walls in front of or around my house, she says. There are only two properties, both in Beachview - with an electric fence."

Kunene Park is an up-and-coming neighbourhood that is centrally located between Baywest and Walker Drive, and has easy access to the N2.
There are a good number of primary and high schools within a 5-minute drive. The homes are well built and offer good value for money with large erven and family size houses. The average price is around R1.3 million, says Kevin Taylor, Pam Golding Properties agent in Gqeberha.
“This area has very little thoroughfare and is therefore considered a safe neighbourhood. It is well-positioned as the last established neighbourhood before the Baywest precinct development so property prices should appreciate in due course.”
