The simplest way to spot a roof leak is during rainy periods, when rainwater descends from the roof space above onto the ceiling boards or floor below.
At times, you might only hear the rainwater dripping onto the ceiling boards but see no evidence of the water penetrating through. Over time, however, the ceiling boards will start to show signs of discolouration.
If you notice water dripping or any discolouration of the ceiling boards during the next rainy period, access the roof space via the trap door. Because water reflects light and darkens timber, it should be easy to pinpoint the location of the leak. Mark the area with a piece of white chalk before taking any further action.

Remove the tile.
Step 2
Turn the tile upside down. The back of the tile usually has the manufacturer and profile of the tile.
Step 3
Take the tile with you to your local hardware store and ask for a colour match.
If the weather forecast is extreme, take a picture of the tile and then be sure to refit it. If the tile has merely dislodged, slip the tile back into place.
Good tip
When taking a picture of the tile, make sure that the tile is dry and that you take a picture of the underside of the tile, as the colour on the opposite side tends to fade over time.
Step 4
Once you’ve bought the new tile, replace the broken or cracked tile.
Tiles run at approximately R15 a piece so this is quick and cost-effective fix.
Other causes of leaks could be blocked sidewall or valley flashings. These are located where the different parts of the roof meet each other or where the roof meets the wall abutments. These can be easily cleaned out by removing the tiles over the flashings and cleaning out the lose debris like bird droppings and leaves.
If the above procedures are followed, the leak will most likely be resolved, however, if the leak persists, it’s recommended that a professional roofing contractor be called in.
In some cases, the roof leak can occur in an area that is not obvious to the homeowner, for example, a ridge tile. The water can run down the undertile membrane and disperse at a point some distance from the actual ridge tile.
Most reputable roofing contractors will assess your roof free of charge and provide feedback on the required repairs. So, if you’re not comfortable climbing on the roof yourself, don’t hesitate to pick up the phone.
Safety tips
Prior to climbing onto the roof, secure the ladder to a rafter to prevent the ladder from slipping. To ensure safety when walking on the roof, be sure to wear shoes with adequate traction. Walk cautiously on the concrete roof tiles as they can crack and break under your weight.
