Eaton Square is Flyt Property Investment’s latest offering – a boutique, co-living apartment block in the heart of Diep River that is a mix of sixty-six modern one - and two-bedroom sectional title apartments.

Conveniently located on the Main Road in Diep River – a vibrant neighbourhood with easy access to shopping centres. it is less than 3kms from Constantia Emporium and Constantia Village. It is also close to restaurants, theatres, schools, hospitals, public transport, organic food markets, century-old cafes, quirky bars, antique stores, old churches, forests and parks and provides quick access to Cape Town’s CBD, Hout BayNoordhoekFish Hoek and other major tourist attractions in and around Cape Town.

Eaton Square offers a beautiful lifestyle at an even more attractive price – with conventional apartments, or you can opt for their innovative, fully-furnished co-living solution.  “If you’re are looking for an investment with solid returns, then this is it,” says Ryan Flowers, Asset Manager, at Flyt Property Investment.. An investment in Eaton Square is 100% tax deductible if you choose to invest via the group's SARS- and FSB-approved Section 12J Investment Fund.

Following the launch in October 2019, they have sold forty-eight units, with eighteen units still available - seventeen 2-beds from R1.685 million & one 1-bed unit for R1.426 million.

Apartments - 'Convenience with less admin'

Each apartment comes standard with either a full balcony, terrace or Juliette balcony – beautifully achieving an indoor-outdoor flow, yet remaining undeniably homely, explains Flowers.

"The interiors are meticulously considered to maximise functionality, featuring modern open-plan kitchens with stainless steel sanitaryware, electric hobs and ovens, quality flooring and a spacious dining area which makes for an elegant heart of the home.”

Eaton Square was carefully designed with convenience and flexibility at its core, says Flowers, as highlighted by its co-living offering.

On-site facilities include a communal braai deck area with two gas braais and ample room to entertain guests. Come June its street level, which is a retail component consisting of two shops, will have a coffee shop and restaurant, with future plans for a sushi restaurant too.

"The convenience of these offerings on-site gives residents the freedom to go grab a meal or order in - much like a hotel, with ready-meals service, pack lunches and car washes all expected to be value adds for an easier and less admin intensive lifestyle”, state the developers.

"The block is also fully reticulated with high-speed fibre internet with packages of up to 1GB/sec available.”

Security is also top of mind for the development.

"We have electric fencing, CCTV though out the complex, biometric access form the parking and restaurant to the residential area. We also have a building manager on site during the day and roaming security guard service after hours."

So how will the co-living spaces work?

Eaton Square caters for long-term tenants with our unfurnished units as well as what we call our Co-Living units.

Flowers says, "The concept of co-living has been made popular in the US and Europe with brands like Node Living and The Collective and relates to a furnished apartment solution that lends itself towards transient visitors looking for furnished accommodation on a short to medium term basis. These establishments usually provide some or all of the amenities of a hotel, with the privacy of allowing guests to be at home in the units.

"The term co-living emphasises that you have the option of sharing a unit with someone else. With all our Co-living bedrooms having their own en suite bathroom, Eaton Square is able to rent out rooms separately within a 2-bedroom apartment, giving the occupants the privacy of their own space and bathroom while sharing the lounge, kitchen and dining room areas.

"Prospective tenants are welcome to bring a friend along and rent the entire unit together but there is always flexibility to share units if you don’t have someone to live with."

"With our co-living offering, we want to emphasise convenience and flexibility and we do so as follows:

Convenience Factors:

  • Fully Furnished, all you need is your bag and your bedding
  • Maid Service once a week included in the rent
  • Wifi included
  • Utilities included
  • Add Meal offerings to your rental (Provided by the restaurant)

Flexibility:

  • No long term leases
  • Rent month to month
  • Cancel with 30 days’ notice

"In addition to the Co-Living units, we also have a number of short-term/Airbnb units that are available on a daily basis, which is more appealing to tourists/those visiting on business," says Flowers.

"Our focus has always been quality, cost-effective and creative solutions for some of the most demanding property developers, including ourselves. Every project is seen as a partnership to ensure successful developments."
