Do you have R180 million? If so, then buying a property would be one of the best ways to spend your money, but you will need anything upward of R69 million to R180 million and as much as R750 million for a top-end mansion on the Atlantic Seaboard.
Samuel Seeff, chairman of the Seeff Property Group, says Cape Town is where you will find some of the most exclusive mansions in the country, especially in Clifton, Bantry Bay and Fresnaye on the Atlantic Seaboard where prices have reached upwards R100 million to R275 million, and in Bishopscourt and Constantia Upper in the Southern Suburbs where prices have topped the R60 million price mark.
The Atlantic Seaboard is home to the most exclusive streets in the country, such as Nettleton Road in Clifton where you can expect to pay upwards of R150 million, says Seeff.
“You can also find a few mansions in the Franschhoek area, especially in some of the exclusive vineyard estates such as Fransche Hoek Estate, Domaine des Anges and Sante Winelands Estate as well as Val de Vie in Paarl. Here you can expect to pay around R8 million to R38 million for a top-end property. These generally come with large homes and big plots overlooking vineyards and with stunning scenic vistas,” says Seeff.
Other top-end areas where you will find mansions with the most enviable addresses include Waterkloof in Pretoria East, and the Sandton suburbs in Gauteng. In KwaZulu-Natal, you will find these super-homes mostly in Zimbali and Umhlanga.
According to Seeff, the buyer profile of these mansion properties tends to be mixed, ranging from business executives and entrepreneurs to foreign embassies and consulates in the case of Bishopscourt and Constantia Upper.
Foreign ‘swallow’ buyers are also attracted to these top-end properties given the good value that they represent in dollar and euro terms, especially coastal and vineyard properties.
Lance Cohen, Director for Seeff Atlantic Seaboard, says the Atlantic Seaboard properties, while generally offering smaller plots due to the lack of land space, offer spectacular panoramic ocean views and magnificent designs by some of the country’s top architects such as Stefan Antoni from SAOTA, Peerutin Architects, Fabian Make Architect, Antonio Zaninovic Architecture Studio and DHK Architects.
“These homes would range in size from anything upwards of 800sqm to as much as 1 400sqm and more,” says Cohen.

Cohen currently has a number of top-class listings, priced from R55 million to R750 million. Most of the top-end properties are not advertised but marketed privately.
Charles Vining, Seeff’s MD in Sandton, says Sandhurst is the most prestigious suburb in Sandton, and one of the top suburbs in the country where the most super-homes in Johannesburg are found.
“Home sales in Sandhurst have been as high as R80 million in the past seven years, and many international businessmen and women - earning their salaries in dollars and looking for a Johannesburg base - invest here. Coronation Road in Sandhurst is also highlighted as the most high-value street in Gauteng with an average house value in the tens of millions,” says Vining.
“Most homes on the market in Sandhurst are priced between R20 million and R30 million, but on the rare occasion that a home of between R60 million and R180 million will be listed, it will be a magnificent property.”
