The suburb of
Dersley in the mining town of
Springs has a comparatively normal property market for this area.
House prices are below the national average, but this is in line with the trend in the area. The affordability of property in this suburb and its easy accessibility to major roads make it an attractive location.
Dersley is situated on the doorstep of
Alexandra Dam - the home of the Springs pleasure resort of Murray Park. This adds value to the properties in the area, according to Fred Swanepoel of
Seeff Properties in Springs.
"There are quite a few residential developments in the area, which includes a couple of townhouse developments that are under construction," he says. Swanepoel also says that there is recreational development planned for the area in the form of a mini-golf course and a dirt bike track but he assures potential residents of Dersley that "these developments will be away from the residential area".
Located about a kilometre away from President Kruger highway, Dersley is very close to an informal settlement, but its proximity has not impacted noticeably on the sales in the area. In the current twelve-month period there have been 79 freehold houses sold and in the previous twelve-month period 84 houses were sold, according to deeds office data.
It is evident from this data that the freehold market in Dersley is relatively active.
The average house price in this area has risen in accordance with inflation, and where the average price of a freehold was R358,618 in the previous period it has now increased to R495,366 in the current period.
"Dersley does not have a sectional title market to speak of," says Swanepoel, and deeds office data confirms this claim. The data shows that in the past 24-month period 11 sectional titles have been sold.
The price of sectional titles in Dersley is not considerably less than freehold houses - which could be the reason for the low sectional title sales figures in the area. The average price of a sectional title property in the current twelve months is R421,666 – a nominal difference of R73,700 on the price of freehold.
In terms of security, the area is as safe as any suburb in
Gauteng, says Swanepoel. There were areas in Dersley that were boomed off but after legislation regarding boomed-off areas was passed, this security feature became inactive in all areas except the area closest to the informal settlement, he adds. - Bavani Naidoo
