The property, which can be found at 83 Dorries Drive, Froggy Pond, Simon’s Town, covers an area of 839sqm, with an underroof size of 630sqm.

This is according to Tanya Jovanovski, franchisee of Rawson Auctions Western Cape, who says the house comprises five bedrooms - all with en suite bathrooms, one guest bathroom, open-plan lounge and dining room, and a kitchen with built-in cupboards, marble tops, a double oven and a gas and electric hob.

Jovanovski says the rooms, while being extremely spacious, are finished to perfection.

“The stylish modern house is bathed in natural light that pours in through floor-to-ceiling windows overlooking quintessential South African beauty,” she says.

“Another way to enjoy the spectacular view would be from the luxury bathroom installed in the main bedroom. “In terms of security, the property is equipped with outside beams and an alarm system. There are panic buttons placed throughout the house, and one of the bedrooms has a Trellidor security gate.”

Jovanovski says this gorgeous house speaks for itself, and Simon’s Town offers a sought-after lifestyle.

“The town lies 44.4km from Cape Town and is extremely easy to access through Ou Kaapse Weg, Chapmans Peak drive or via M3,” she says.

“Having a rich history, this town boasts a number of restaurants, cafés, museums and the famous Cape Point, which is situated a few minutes away from the town.”

The auction will be silent by tender, comprising written offers in a sealed envelope, with tenders closing on Wednesday, 31 August 2016 at 12h00.

“The guided price is R8.5 million, however, all offers will be reviewed,” says Jovanovski.

“Rates, refuse and sewage totals to an amount of R1 895 per month, and the seller is registered for VAT, meaning a transfer duty won't be payable.”

In following with the terms of Rawson Auctions, Jovanovski says there is no registration fee to bid. However, a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase price is to be paid to Rawson Auctions by the buyer on acceptance of seller.

Bidders are required to be registered, and must have with them certified copies of their identity documents and proof of residence.
