Security estate homes are in such great demand in the Nelspruit region that the first phase of the Chestnut Valley estate was sold out within the first three months of the development launching to the public.
This is according to Maurice Lodewick, Broker/Owner of RE/MAX Lifestyle Estates Nelspruit, who says Chestnut Valley offers buyers medium-sized, freestanding homes within the confines of a secure, six-foot walled perimeter and entrance gate.
Lodewick says while the first phase of the development has been sold out, the second phase is currently being marketed and will offer buyers homes ranging from around R1.85 million to R2 million, which includes VAT and transfer fees.
“This security estate offers those seeking peace of mind a well-priced option located in one of Nelspruit’s popular upmarket suburbs known as Sonheuwel Ext 1. Its location and the fact that it is priced right has led to the estate being among the most highly sought after within the Nelspruit area, with many buyers interested in buying a property here,” he says.
Adrian Goslett, regional director and CEO of RE/MAX of Southern Africa, says demand for security estate living is not isolated to just Nelspruit.
He says security is often a driving factor in where buyers choose to live, which is why demand for secure estate living has seen a massive increase over the last few years.
“In fact, several developments have been launched to address the large number of buyers seeking these kinds of properties. The demand for these homes has made them excellent investments, with many offering favourable returns over the medium to long term.”
Lodewick says due the appreciation in property values, along with the increasing cost of building, it is best for buyers to purchase within security estates sooner rather than later, as there is an escalation in price between phases of between 10% and 20%. For example, homes in phase one of Chestnut Valley sold for approximately R1.5 million while homes within phase two will start from R1.85 million.
He says the second phase of homes within the estate will comprise of three bedroom, two bathroom configurations with an additional guest toilet, an open-plan lounge, dining area, kitchen and scullery with space for three appliances, covered patio with a built-in braai and a double garage.
The homes will also feature a manageable size garden and buyers will have a selection of finishes to choose from. The homes range from around 193sqm to 203sqm in size, and are built on stands averaging approximately 500sqm, which are walled or fenced.
“Aside from the security aspect contributing to the estate’s popularity, other drawcards include the development’s family-friendly environment, with features such as a children’s play area and open public spaces. There are also views from the estate of the surrounding mountains and valleys,” says Lodewick.
“The estate is ideally positioned, which also adds to its allure. Chestnut Valley is a mere two kilometres from the local Curro private school and the Medi-Clinic hospital. It is also in proximity to several other amenities such as restaurants, shopping facilities and a gym.”
He says a large number of buyers have been attracted to the fact the homes are sold off-plan and they will be the first to live in them. Buying a newly-built home means that there is no need for any upgrades or costly repairs - the home is ready for the homeowner to move into and make themselves comfortable.
Lodewick says Chestnut Valley offers buyers the chance to buy a home that won’t require any maintenance at the onset.
