A massive, 26ha vegetable farm in Klein Dassenberg, Atlantis, will be going on auction at the end of November 2017.
Tanya Jovanovski, Franchisee of Rawson Auctions in Western Cape, says the farm has a three bedroom house, six income-generating cottages and other outbuildings, such as a gym, workshop, office, and laundry room.
Jovanovski says the land itself is beautiful and typical of South African farms. It stretches as far as distant mountain ranges with tree-lined roads and has a mixture of fynbos and wild grasses.
The farm is productive. It currently tends to 5 500 spinach plants, 7 200 cabbages and kikuyu grass. Garlic is quite popular in the area and the farm perfectly suited to grow it.
All the crops are irrigated - the irrigation is laid out to cover roughly 2ha - by two 50 000 litre reservoirs and a 9-bar water pump. A small, 330sqm nursery is also available for growing any vegetable, and is kept irrigated by its own water tank and pump.
Additionally, the farm has its own 480sqm warehouse with two storerooms, staff toilets, a 50sqm upper level and a cold storage system. There are also three-phase and single-phase plug points, and four air lines for compressed air. The veggie farm also has a fully-fitted hydroponic fodder grow room, which can feed up to 500 sheep a day for R1.50 per head.
As for accommodation, Jovanovski says the main house is designed in a country style, and is flooded with plenty of natural light from many tall windows.
It comprises three bedrooms, as well as two bathrooms, a lounge, kitchen, and dining room. The home has an irrigated lawn, and is fenced off.
The cottages, five two-bedroom and one one-bedroom, bring in a monthly rental income of R14 000, with R500 electricity, paid by the tenants, per cottage.
“Lastly, aside from the land dedicated to growing vegetables, this Klein Dassenberg gem, comes with some animal housing infrastructure to boot. You’ll find two livestock holding camps, 10 lamb kraals/horse stables with drinking troughs and a chicken house and coop, which is kitted out for egg-laying and breeding, and can house 350 free-range birds,” says Jovanovski.
If vegetable farming isn’t your thing, Jovanovski says the land is also perfect for rearing horses, ostriches and cattle. There is 13ha of cleared, flatland, and rye and wild grass which is suitable for horses and ostriches. The remaining 12ha is fynbos, rooikranz and pine trees, “beautiful flora which lend themselves well to horse riding, walking or quad biking”.
“Some of the businesses and amenities in the area include things like small-scale farmers, attorneys, tree farmers, horse breeders, and some landowners who rent out various cottages on their properties,” she says.
The auction will take place on 29 November 2017 at 12h00. The reserve price is R3.995 million, however, Jovanovski says all offers will be reviewed, so don’t hesitate to bid.
In following with the terms Rawson Auctions has laid out, there is no registration fee to bid. However, a deposit of 5% of the purchase price, as well as 10% commission plus VAT over and above the purchase price is to be paid to Rawson Auctions by the buyer on acceptance of the seller.
Bidders are required to be registered and must have certified copies of their identity documents and proof of residence with them.
