“We conducted a thorough analysis of the Western Cape retirement sector, and it is clear that in a constrained economy, retirees are more concerned about their finances and what and where they should purchase. A number of the new retirement offerings in the northern suburbs and greater Cape metropole have high entry prices, and levies that often result in residents having to pay for services that they may not yet require. In our opinion this is an unnecessary burden, particularly when looking at international retirement trends, which indicate that retirees in retirement estates/homes prefer having at-home care services based on individual health requirements, rather than being moved to another care facility to recuperate and then back home.”

“Traditional retirement facilities typically provide a separate care facility - which comes at a very high operating cost and ultimately adds to the ‘base’ levy of residents. Many, if not most, of these residents don’t need to make use of this facility until much later in life - yet already have to contribute to the substantial overhead costs just in case they need it. Our research indicates that less than 35% of these care facilities are actually occupied by the actual residents (owners) at any given time, the norm being that the majority of occupants are made up of non-residents in order to help cover operating expenses,” he says.
