Queensburgh offers Durban buyers great value

The Durban suburb of Queensburgh remains a firm favourite among first-time buyers thanks to the fact that it offers a huge variety of sectional title and full title homes at reasonable prices.

This is according to Nisha Singh, principal of local agency, Harcourts Finest, who says of all the areas close to Durban’s city centre, Queensburgh offers the best value for money.

“The area has always attracted buyers looking for well-priced, entry-level properties, and while prices have increased somewhat recently, most homes here are still well within reach of first-time buyers and newlyweds who need to commute to the CBD for work.”

She says they are also seeing younger graduate couples entering the property market in Queensburgh by buying their homes prior to getting married.

The average price of freehold homes in Queensburgh is now at around R1.8 million, while apartment prices start at R625 000 for a two bedroom, one bathroom unit, she says.

Queensburgh is known for its hilly terrain, charming wooded areas, caravan park tourist attraction and convenient shopping at various malls, including the Malvern Shopping Centre.

“And new developments in this node are always sought after, but there is a dearth of new development land, so investors might have to wait a while or compete with other buyers for available secondhand stock.”

On the other hand, Singh says young families looking for larger homes can find them in the Escombe, Hillary, Moseley, Harinagar and Northdene nodes of Queensburgh.

“Here family residences boasting expansive gardens, pools, granny flats, gyms and multiple bedrooms can be found for under R3 million, and movement in the market is being created by the older generation moving out of these big homes into complexes or retirement accommodation.”

Meanwhile, she Queensburgh also has its fair share of executive residences and manor houses priced between R3 million and R5 million, and these larger homes are also in demand among families with older children attending one of the area’s excellent high schools. These include Queensburgh Boys' Secondary School and Queensburgh Girls' Senior Secondary School.

There are also many primary schools here, including Escombe Primary School, Malvern Primary School, Northdene Junior Primary School, Parkside Primary School and Queensburgh Primary School, she says.

“You are also close to Inkosi Albert Luthuli Central Hospital and the beach, and a 30 minute drive from King Shaka International airport. In short, you just can’t beat the centrality of this location,” says Singh.
