Port Edward coming to the fore

Port Edward is the next property success story in the making on KwaZulu-Natal's lower South Coast.

So says Gerhard Kotzé, CEO of the ERA South Africa property group, who believes that while the whole South Coast region has a number of factors in its favour in terms of property, Port Edward stands out as an area of particular promise for investors.

"Until recently, Port Edward was not on the radar, except for savvy investors with a medium-to-long-term view.

"Now things have changed. First, there is stepped up demand from inland buyers as the message goes out that the Hibiscus Coast is not only more accessible than the Western Cape coast and much more affordable than the KZN North Coast, but offers a relaxed seaside lifestyle enhanced by a sub-tropical climate, good schools within easy reach, convenient shopping and a wide range of leisure facilities.

"Second, demand is coming from within KZN, notably from those who see an opportunity to upgrade their lifestyle by selling off their North Coast properties and re-investing on the South Coast where they get 'more bang for their property buck'.

"Consequently, there is a higher percentage of permanent residents along this coastline than in the past when large numbers of properties were seldom-occupied holiday homes. This is boosting the local economy and stimulating development in lesser-known centres such as Port Edward, where land is still relatively inexpensive."

A lifestyle attraction of Port Edward, apart from its superb swimming beach, is its proximity to several highly-rated golf courses, including those at San Lameer and the Wild Coast Sun, and to the Umtamvuna River, which is a playground for watersports enthusiasts.

It also offers excellent deep-sea fishing, birding and whale and dolphin watching, and there is a full range of shops, service outlets and restaurants in the village.

Land prices in the area start from around R270k to R300k for stands with slight sea views, and there are zoned development tracts available for around R2m per 8,000sq m.

Flats in Port Edward start at about R500k for two-bedroom, two-bathroom units and duplex townhouses from around R700k. Three-bedroom family homes with pools and large gardens are priced from around R950k.

The village is also home to the sought-after Banner's Rest retirement complex where there are two and three-bedroom cottages available from R620k.
