Plots selling from R395k in new estate near Hermanus

Sales have kicked off at the new Flamingo Bay development, located between the ocean and Botriver Lagoon near Hermanus and Fisherhaven.

“The fully serviced north-facing plots overlook the lagoon and range in size from 616sqm to 1 700sqm. Prices start from as little as R395 000, and for a very exclusive waterfront site only range to R980 000,” says Woolnough.

Linda Woolnough, Seeff’s agent for the development, says the first plots have already been sold. The bulk services for the development have also been laid and completed, including the roads and street lights.

“There are now only 28 plots up for grabs in this exclusive coastal development situated in the Middlevlei Nature Reserve and Bird Sanctuary. The area is, of course, renowned for its wild horses that can be seen from the estate,” says Woolnough.

She says all properties enjoy stunning views of the lagoon, surrounding mountains and scenic landscape.

The levies at the estate will be very reasonable and include a number of services and facilities, says Woolnough. This includes 24-hour security and membership to club facilities that include two tennis courts and a large fresh water swimming pool.

Aside from a spectacular location and access to the lagoon and beach, Woolnough says the area is particularly scenic and lies in the protected Kogelberg Biosphere Reserve.

Attractions in the area include safe swimming in the lagoon, hiking and mountain biking in the nature reserve and surrounding countryside, mountains or spectacular beaches, many types of water sports and boating, fishing from the beach and lagoon, or taking a deep sea fishing trip.

There is also the nearby Hemel en Aarde wine route, many historical sites, the 5-star Arabella hotel and golf estate and, of course, top-class shopping, dining and leisure on offer in Hermanus, a mere 15 minute drive from the estate.

“The development is an ideal choice for residential buyers with employment or business interests in the area, but will especially appeal to second home buyers,” says Woolnough.

“Capetonians who are, for example, looking to invest in a second home for weekend getaways will find the estate ticks all the boxes. The prices are excellent by just about any standard. There is also a five-year grace period before you have to start building, so buyers could invest in the land now and then op to only build at a later stage.”

She says Cape Town is only about an hour and a half away, and the airport less than an hour, something that should appeal to foreign and upcountry buyers.
