Only 11 homes left at Nieuwe Steenberg in Cape Town

14 Dec 2015

There are currently only 11 homes left for sale in the 30 unit Nieuwe Steenberg security development in Tokai in Cape Town.

There is no transfer duty payable on homes in Nieuwe Steenberg in Cape Town's Tokai, and VAT is included in the prices, which range from R8.79 million for a three bedroom, three bathroom unit.

This is according to Knight Frank Residential SA agent marketing the homes, Karin van Niekerk, who says only the last four homes are still to be constructed, and completion of the development is expected by mid-2016.

“This is a superior, secure development in all respects,” says Van Niekerk.

She says the good news is that there is still an opportunity to customise the units not yet constructed to suit the buyers.

The last units to be constructed overlook the old Barnyard property, which has been purchased by a private art collector who will be turning it into an art gallery and large sculpture garden with works from well-known sculptors installed for the public to enjoy.

All bedrooms have en suite bathrooms and most of the bedrooms have balconies which open out onto views of the surrounding mountains and the valley, says Van Niekerk.

Van Niekerk says standard finishes and fittings in all of the Nieuwe Steenberg units are of a very high standard. Underfloor heating, aluminium sliding shutters, heat pumps and low energy features are installed in units as a norm, rather than as “extras”.

Underfloor heating, aluminium sliding shutters, heat pumps and low energy features are installed in units as a norm, rather than as “extras”. Selected units have the option of fitting gas fireplaces.

Cellar spaces are generous and offer the choice of an additional entertainment or family living area. Owners have the option of having a swimming pool installed.

Each home is walled, providing privacy. The development is pet friendly.

The ceilings in all the units are higher than the standard at 3m, which creates a feeling of generosity of space, says Van Niekerk. The neutral earthy colour schemes and light coloured cabinetry complements and contributes to the uncluttered, clean look of the interiors.

Large trees that were originally on the site have been kept, with many of the same size brought in and transplanted to give the development a “complete and established” look from the get-go, rather than waiting for plants to reach maturity as often happens on new projects, says Van Niekerk.

The bulk of the landscaping comprises indigenous plants, creating a lush, green environment with low maintenance. All gardens are automatically irrigated.

Van Niekerk says what is particularly interesting here is that the zoning imposed the footprints of the old farm workers’ village, which has been done very successfully, creating a superior contemporary Cape Vernacular design.

Nieuwe Steenberg has the added benefit of literally being on the doorstep of Steenberg Golf Estate and very close to the Westlake golf course, and is across the road from Reddam House School, with the International School and Constantia Waldorf a few minutes’ drive away.

The central position in relation to beaches, Constantia wine farms, and the M3 highway make this an attractive proposition for young and old alike, said van Niekerk.
