On auction: plot with views in Knysna nature reserve

The Eastford Country Estate, surrounded by indigenous montane fynbos, has views that takes one’s breath away.

High on a hillside, opposite the Simola Golf Course, Tanya Jovanovski, franchisee of Rawson Auctions Western Cape, says the estate offers clear views of the beautiful Outeniqua Mountains to one side and the renowned Knysna Heads on the other.

“We will be bringing to auction a once-in-a-lifetime stand in the estate,” says Jovanovski. “Also a nature reserve, Eastford Country Estate covers an area of 35ha just a five-minute drive from the city of Knysna.”

There are currently 22  houses built on the land, however, the stand being brought to auction is the only one without a building clause as all the others have been built on already.

“Some estates set a 5- or 10-year deadline within which you must build - with this stand there is no time in which you must build. You can acquire the piece of land and carefully plan a project you’ll treasure for the rest of your life,” says Jovanovski.

“The area, as it is a reserve that is located just above the Knysna lagoon, has managed to maintain a very appealing natural aspect that supports the flourishing of wildlife - game wanders freely on and off the estate.”

She says the erf in question (12658) covers 2 900sqm and is a halfway home to animals, including a variety of birds, bushbuck, mongooses, and caracal, among others.

“Knysna itself is home to wonderful beaches, a friendly community, charming cafés, restaurants, flea markets and craft shops. There is a reason it is considered one of the most popular destinations on the Garden Route,” says Jovanovski.

The auction will be silent by tender, comprising written offers in a sealed envelope, with tenders closing on 14 December 2016 at 12h00.

“The guided price is R1.25 million, however, all offers will be reviewed,” says Jovanovski.

“The rates and taxes start at R1 750 per month, but are reduced to R975 a month when the owner starts building. Other expenses make up an additional R895 per month.”

Unfortunately, Jovanovski says the seller is not registered for VAT, and as such transfer duty will be payable.

In following with the terms of Rawson Auctions, there is no registration fee to bid. However, a deposit of the purchase price, as well as 10% commission plus VAT over and above the purchase price is to be paid to Rawson Auctions by the buyer on acceptance of seller.

Bidders are required to be registered and must have certified copies of their identity documents and proof of residence with them.
