Not-to-be missed property auctions

19 Feb 2014

For so many urbanites who look for farms or smallholdings to retire to or as a lifestyle change as well as the increasing tendency for already successful farmers to consolidate and add to their properties, this month's auction is a must.

Rawson Auctions will auction a Boland farm on 26 February to be held on a silent auction basis, which means all bids have to submitted in sealed envelopes to the auction house prior to the auction, says Tanya Jovanovski, co-franchisee for Rawson Auctions in the Western Cape.

Rawson Auctions will auction a Boland farm on 26 February to be held on a silent auction basis, which means all bids have to submitted in sealed envelopes to the auction house prior to the auction, says Tanya Jovanovski, co-franchisee for Rawson Auctions in the Western Cape.

She says these bids are then presented to the seller, who will choose an offer to accept and then notify all potential buyers of the results within 24 hours.

The silent auction will be held at 12pm at 222 Main Road Rondebosch in Cape Town.

Jovanovski says the farm, known as Rietvallei, is set in idyllic surroundings with a backdrop of hills which provide a steady flow of water year-round.

It is just 10 km from Montague and is bisected by Route 62, now a major attraction. One of the farm’s small buildings on Route 62 could be renovated to create an attractive farm stall.

The farm has 89.4ha of land, 35ha of which are irrigated and this is fed by nine boreholes, four of which are operational, and are equipped to supply up to 28ha with water.

Extra water storage facilities include a concrete line dam 16.5 m wide and 22.4 m deep and a 120 m x 20 m earth dam.

Currently, the farm is used for sheep grazing, but as the soil is fertile it could be used for many types of crop cultivation.

The farmhouse is a large four bedroom building with one and a half bathrooms. Close to it is a separate two bedroom flat with an open-plan living and kitchen area. There are also two double garages and four three-room labourers’ cottages.

LaToia Marescia, executive asset manager for the Auction Division, says various high, middle and low income residential, commercial and industrial properties will be sold at the fall of the hammer.

“This farm is one of the most attractive we have ever auctioned and will give a great deal of pleasure to the new owner.

“It also has the potential to be profitable, especially if used in short-term weight gain operations for cattle and sheep, which are proliferating throughout the Boland area and, with the current price of meat, are increasingly popular,” says Jovanovski.

She expects bids to start from R3.2 million.

On 27 February, Bank On Assets will hold a multiple property and vehicle auction at 70 Marine Drive, Paarden Eiland, Cape Town from 5.30pm.

LaToia Marescia, executive asset manager for the Auction Division, says various high, middle and low income residential, commercial and industrial properties will be sold at the fall of the hammer.

Several Properties in Possession (PIP), bank settlements, liquidation of portfolios and private urgent auctions will be conducted and buyers can expect to pick up incredible bargains on the day.

Some of these include a recently renovated six bedroom house in Hout Bay, a commercial property in Grassy Park with a rental income of R 30 000 per month, a four bedroom house in Rondebosch East, an apartment in Parow, a  three bedroom house in Maitland, two adjacent industrial buildings in Woodstock, a factory in Elsies River, a luxurious penthouse apartment at the sought-after Ernie Else golf estate Oubaai outside George, a commercial and residential property in Herbertsdale outside Mossel Bay, three adjacent residential properties in Milnerton, a vacant plot in the Shelley Point development on the Cape West Coast, a house that needs renovation in Tamboerskloof, a three bedroom beachfront apartment in Blouberg Strand and various houses in Gugulethu, Nyanga, Khayelitsha, Mandalay, Delft and Mitchells Plain.

The vehicle auction will see various top of range motor vehicles such as a CLS 63 Bi-turbo AMG Mercedes Benz (high performance saloon), a Limited Edition S500 5.7lt Mercedes Benz that was previously owned by an ex South African Parliamentarian – complete with blue lights, alarms and all bells and whistles that Parliamentarians need (or don’t need), a Wrangler Sports Utility Jeep, a wide variety of affordable vehicles and bakkies, a Ford Louisville double axel truck and a number of high-end recreational assets including a Cherokee 30 Para-Sail boat.
