New team take over Rawson Rivonia

With the sale of the Rivonia residential property marketing franchise to David Wright and Lita Jacobsen, of the already successful Paulshof franchise, the Rawson Property Group intend to establish a strong presence in this prestigious, upmarket area and to work towards having 10 percent of the market within 24 months.

Tony Clarke, Managing Director of the Rawson Property Group, says “At Paulshof, this team has shown that they are capable, in a relatively short space of time (three years), of becoming a major player in the area and we are confident that they can do much the same in Rivonia.”

Discussing his new responsibilities, Wright says his franchise will serve nine areas in all: Rivonia itself, Buccleuch, Edenburg, Gallo Manor, Kelvin, Khyber Rock, Petervale, Wendywood and Woodmead.

Throughout this territory, says Wright, there is a good spread of properties from entry level one bedroom apartments to luxury homes at the top end of the scale. "Throughout our area there is very little available below R1.5 million in the freehold market and below R1 million in the sectional title market.”

He says at the upper end of the price scale, the Rawson Property Group will be selling homes in the R5 million to R15 million bracket (there is nothing at Khyber Rock priced at under R3.2 million) but, he adds, “It might surprise people to know that our initial investigations have shown that there is now a definite demand for the more expensive homes, although the majority of enquiries are still for homes in the R2 million to R3 million bracket.”

This four bedroom home in Kelvin offers double storey living, en suite main bedroom consisting of a bathroom and a dressing room, a pyjama lounge, a study and a massive family area. It is on the market for R2.65 million.

Wright says Deeds Office figures reveal that in Rivonia itself some 60 percent of recent buyers have been in the young and middle age group up to 49 years old and that the average income of new buyers is above R50 000 per month. There has been a steady, albeit unspectacular, increase in sales prices (16.5 percent) from 2010 onwards.

He says the new service will initially operate from the Paulshof office and will have four agents.

Asked to define what, in his view, the Rawson Property Group has brought to the South African residential marketing sector in Johannesburg, he says, “In one word, it is professionalism”.

“Very few other national agency groups place quite as much emphasis as the Rawson Property Group does on training, not only at the start of the agent’s career but throughout the time he/she is part of the group. What is more, the training also includes franchisee training, which I personally have found to be very helpful and which again has helped us to operate at a more professional level.”
