New Seeff office in Mpumalanga’s Lydenburg

Seeff has opened a brand new branch in Lydenburg that will also cover property sales in the alluring weekend breakaway town of Dullstroom.

This is according to Anna-Marie de Jager, the managing director of this branch, who says she has always had a keen interest in property. She says working in the financial department of a real estate agency a couple of years ago only fuelled this interest.

“I then decided to take the leap and started my career by becoming an agent at a small agency in Rustenburg, after which I joined bigger agencies,” she says.

“After completing all of the necessary exams and with the support and encouragement of my husband, I eventually decided to buy the Seeff license in Lydenburg. Our doors have been open since late 2015.”

De Jager says the branch has already concluded the sale of a family home in one of the more established areas in Lydenburg.

The home was sold for R1.24 million and it has three bedrooms, two bathrooms, big living areas and a lapa outside.

“We are currently in the process of finalising four more transactions. The homes vary from simplexes to big family homes with swimming pools and are priced at R639 000, R850 000, R1.259 million and R1.95 million respectively.”

De Jager says the biggest demand in Lydenburg is from people who already live in the town.

“There is also a demand from people in the mining industry who have been transferred to Lydenburg from other areas, but many of them are renting.”

As for the people who live in Lydenburg, she says many of them are looking to upscale or downscale, creating demand for both homes and sectional title units. The majority of buyers are looking for homes with gardens and the price range most in demand is around R1.2 million.

“In Dullstroon the demand is usually from people who live in Johannesburg or Pretoria who want a weekend breakaway spot or holiday home,” she says.

“We find that many people who invest in this area are cash buyers. The area has many estates and they are sought after by discerning buyers. Property in these estates cost upwards of R3 million.”

She says their branch also does rentals, and the rental market here is performing well.

“In Lydenburg a three bedroom home with a garden can fetch around R8 500, but there are homes with apartments on the premises that can fetch up to R17 000 per month.”

Both the Dullstoom and Lydenburg markets almost exclusively comprise freehold property, but both areas have sectional title schemes as well, says De Jager.
