New KZN development, Ballito Village offering apartments from R949k

16 Nov 2020

Always a popular holiday destination, the North Coast of KwaZulu-Natal has now become an area of choice for various types of property investors, with its long-term track record of outperforming national growth statistics.

Ballito has become a primary residential destination attracting buyers from around KZN and young families relocating from Johannesburg - Artist’s impression of an aerial view of Ballito Village.

Secure gated environments with great communal facilities are especially popular, and a new development by ARCIS Property Development has just launched in the heart of Ballito.

Ballito Village is ideally located to deliver the coastal village lifestyle, with unmatched access to Umhlanga CBD and King Shaka Airport and, by extension, the rest of South Africa," says ARCIS Property Development Sales Manager Andrea Santoriello

It offers 1-, 2- and 3-bedroom apartments with top-notch finishes in a beautiful and secure lifestyle estate with all the expected amenities and more, accessibly priced from R949 000.

“These apartments offer superb investment potential, and our first phase of 60 apartments in Ballito Village, launched on 1 October, is almost sold out. Phase 2 with another 60 apartments is now selling fast. This development represents an excellent lifestyle and investment opportunity – which is reflected in the pace of sales. The development will eventually take access off the same turning circle as the prestigious Zimbali Estate, giving you one of the best addresses in the country.”

Once complete there will be 482 apartments on this 6-hectare site, to be developed in 8 phases. Construction is set to commence in June 2021, and the estimated completion date for phase 1 is August 2022.

Apartments at Ballito Village come in three types:

  • type A – 1 bedroom and 1 bathroom, from R949 000;
  • type B – 2 bedrooms and 2 bathrooms, from R1 349 000;
  • type C – 3 bedrooms and 2 bathrooms, at R1 999 000.

A R20 000 deposit secures and no transfer duty or bond costs are payable. All apartments are pet-friendly and the ground-floor apartments have enclosed garden areas. There is a distant sea view from some of the apartments on the top floors.

Amenities within Ballito Village will include a swimming pool, braai areas, restaurant, fully equipped gym and children's play area. A co-working space serves as an opportunity to network with others. There is a nature trail, indigenous coastal landscaping and a 5000 m2 private park. The security system includes 24-hr access control and CCTV security surveillance.

“With the huge growth in population in the region, rental yields are some of the best around and should continue to beat the average into the foreseeable future. We forecast an 11% gross yield for all three types of apartments at Ballito Village, with type A expected to fetch a monthly rental of R8 500 a month, type B R12 000 and type C R14 500," says Santoriello.

The pricing is very accessible, and these apartments are perfect for young professionals and families. The apartments include pre-paid electricity and water meters and an eco-friendly fridge, dishwasher and washing machine. They are also aircon ready with fibre-to-the-home connection.

“In terms of affordability, in the case of a 100% bond at prime over 20 years type A would cost R7 358 a month, with an approximate income requirement of R22 073; type B R10 459 a month, approximate income requirement R31 376; and type C R12 397 a month, with an approximate income requirement of R37 191.

"They are selling fast, and interested potential buyers are advised to register their interest on our website at www.arcis.co.za.”

Ballito Village also includes direct access to one of the area’s top private English medium schools, Ashton International College, offering both the Independent Examination Board (IEB) and Cambridge International Examinations and catering for children from Grade 00 all the way through their school years. The Ballito Lifestyle Centre is around the corner, and there is quick access to the N2 and M4 highways connecting to Umhlanga CBD and King Shaka Airport.

“Modern-day life is demanding, including the need to minimise potential for exposure to COVID-19. Ballito Village relieves daily pressures by offering facilities that reduce travel time and hassles so you can live life the Ballito way. The co-working space, children’s play area, gym facilities, natural areas and direct access to prime schooling are the cherry on top of this great offering.”
