It is no secret that location plays a vital role in a business’s success, says Yvonne Bosch, commercial leasing agent at RE/MAX Lifestyle Estates, who handles commercial lease agreements for many businesses in the Lowveld region.

The Flamboyant Business Park, a brand new business leasing opportunity that is situated in the core of Mpumalanga’s industrial development corridor – Rocky Drift.

“Having the advantage of prime positioning can assist a business to grow exponentially and be a distinct benefit in the current challenging economic environment,” says Bosch.

She explains that studies suggest that businesses that are in the ideal location with easy access and exposure to passing traffic will have an increase in business opportunities due to the fact that prime positioning can boost the business’s visibility.

The opposite is true for businesses in poor locations that are hard to find or are difficult access.

Bosch notes that the business’s location must position it within proximity to major transport routes and amenities while still meeting all the requirements of the business and ensuring that security is a priority.

When it comes to business premises, security is important for two reasons: firstly because of the safety of those who work at the business, along with the business’s assets or products and secondly for those visiting the business.

If the customers feel that they are in potentially unsafe surroundings, they are likely to take their business elsewhere, says Bosch.

According to Bosch, a business park that provides both prime location and high-security surroundings is the Flamboyant Business Park, a brand new business leasing opportunity that is situated in the core of Mpumalanga’s industrial development corridor – Rocky Drift.

Regarded as one of Mpumalanga’s most contemporary industrial office parks, Flamboyant Business Park benefits from strategic access to and from the N4 bypass on the Maputo Corridor.

It also enjoys direct access to the R40, an important and busy arterial route linking Nelspruit, White River, Barberton and the Mpumalanga International Airport.

“The positioning of the Flamboyant Business Park is perfect to service the high demand for light industrial business premises in the area.”

Bosch says the area is a designated industrial zone for the Mbombela Council's industrial growth strategy and is well positioned for access to infrastructure, services and labour.

“Security of the business park is also excellent with the entire perimeter surrounded by electric fencing and 24/7 access control that is monitored by CCTV cameras.”

Covering five hectares, Flamboyant Business Park offers 22 000 square metres of designated commercial and industrial space.

The area is divided into 10 blocks ranging from 3 000 square metres to 12 500 square metres with a diverse range of premises catering for light industrial, distribution, wholesale, workshops, manufacturing, motor retail and small business.

The large area ensures ample parking and the easy loading and off-loading of goods.

“Flamboyant Business Park caters to a multitude of different users from SMEs to larger corporate enterprises.”

Businesses can choose from units ranging in size from just 100 square metres to as large as 3 000 square metres depending on their requirements, with options on larger units on long term leases to be tailor-made to meet tenant requirements.

The business park will be managed by Louis Group Properties.

“Office parks such as this provide businesses with the opportunity to relocate to a prime location with top-notch security, allowing them to focus on what really matters - the core of their business,” she adds.
