New business park for CT's Maitland

Following the success of two recent commercial and industrial developments, 40 unit Prosperity Business Park and the 186 unit Millennium Business Park, Asrin Property Developers, in a joint venture with Land Equity, will be launching a new sectional title light industrial business park called "The Epic Business Park", in Maitland.

Without any formal advertising or launch to date, The Epic already has a reservation list of approximately 60% in Phase I. Full sell-out, said Shiraaz Onia, Marketing Director of Asrin Property Developers, is expected by the end of this year.

The new park will be on a 19 259m2 site with a total of around 15 000m2 of floor area. There will be 60 units varying from 250 to 350m2 in size. All the units will be double volume, with mezzanines and will be fully self-contained, with a kitchenette and toilet.

The architectural design allows for selected units to be consolidated for purchasers who need larger floor areas.

All units will have three metre high roller-shutter doors which will facilitate easy off-loading of goods from trucks and could also be the entrance to a possible night storage place for delivery vehicles if necessary. The parking bay ratio is 1,25 per 100m2 of lettable area – three bays per unit.

This development offers state of the art security, CCTV surveillance, and 24 hour manned entrance and exit points to the development.

The Epic has the added advantage of being in a strategic position. Sited on Berkeley Road, Maitland, just off the M5 highway, it is close to the CBD, the southern suburbs, the harbour and the airport, and has quick access to major freeways such as the N1, N2 and the M5.

Units are priced at R8,200 per m2, excluding VAT.

Onia said that clients' needs as regards to finishes and the interior can be accommodated to a large extent. The completed product would offer "basic" finish options and optional extras can be selected from a finishing schedule supplied by Asrin.

Companies who have reserved space in this park to date include distribution, warehousing, service retail and construction based companies.

Construction is scheduled to start at the end of 2008 with completion by early 2010.
