New 3-bed homes in Cape Town’s Durbanville from R2.699m

14 Nov 2017

Devmark Property Group has launched 23 Boland in Durbanville. This new and exclusive development will offer 24 contemporary townhouses in a secure private estate on completion.

“The Northern Suburbs of Cape Town, and Durbanville in particular, are becoming increasingly popular, with upmarket, secure estates such as 23 Boland forming an integral part of this landscape. 23 Boland will offer the more discerning buyer an outstanding investment in a well-established, secure and upmarket area,” says Jean Ehlers, Director at Devmark.

According to Ehlers, the development has been specially designed to the highest standards.

“Prospective buyers will be able to choose from a range of quality upmarket finishes to complement the design of their unit. Each unit will offer three bedrooms, two bathrooms and a double garage. Security, which has become such an important factor, will be first class and include a secure gatehouse and electrified fencing. Fibre-optic internet will also be installed in each unit,” he says.

Ehlers says Durbanville has much to offer. “The development is within close proximity to landscaped parks, private and public schools, private hospitals, shopping centres, as well as Durbanville’s restaurant and business hub.”

“It offers easy access to the main arterial roads and highways into the Cape Town CBD, a short 25-minute drive away, as well as the Durbanville, Stellenbosch, Paarl and Franschhoek Winelands, making it desirable for both business and pleasure. Durbanville is one of the fastest growing towns in the Cape.”

Ehlers adds that it offers an excellent investment opportunity. “We expect investors so see a yield of around 8% per annum, with an expected rental income of R18 000 per month in the current market.”

With regards to first-time home buyers, he says he believes it offers great value for money. “Especially taking into consideration the rand per square metre ratio, which is excellently priced. It’s perfect for young professionals who want a modern home which is easy to maintain and who would like to invest in the popular Durbanville area.”

Units range from 182.9sqm to 195.4sqm, surrounded by landscaped areas. Prices start at R2.699 million, including VAT and transfer duties.

Site clearance and earth works will commence early in 2018, with building works commencing May 2018. Estimated completion is around ten months thereafter.

Property has long been considered one of the most stable investments, even during tough economic times but, like any financial endeavour, it carries inherent risks so it’s essential to adopt strategies that will significantly assuage their impact.

Adding value to that investment is important but not all additions or improvements to a property add direct or even tangible value.
