Demand for vacant land and plot and plan building packages is high in Nelspruit

Mountain View Estate is centrally situated between White River and Nelspruit with vacant stands priced from approximately R345 000 within the estate.

This is according to Maurice Lodewick, Broker/Owner of RE/MAX Lifestyle Estates, who says their office is currently selling in excess of five building packages per month, particularly in security estates where buyers have the option to purchase vacant stands, and, together with an architect, custom design the features of the property that they require. 

This option has become popular among buyers in the area for a number of reasons, he says, firstly because buyers are able to be a part of the design process of their home and have creative input into what features are included into the home and secondly because they are attracted by the security offering that living within an estate provides. 

Adrian Goslett, CEO of RE/MAX of Southern Africa, says for a large majority of home buyers in South Africa, security and lifestyle offerings have become the most crucial influencing factors when deciding which home to purchase and in which area. 

“It is for these reasons that estate living has grown in popularity over the years and generally provides a healthy return on investment over the long term.” 

According to Lodewick, two estates in Nelspruit are particularly sought-after for their lifestyle offering, namely Mountain View Estate and Milkwood Estate. Both of these estates offer the security that many buyers are looking for, along with other lifestyle elements such as bushveld surroundings, free roaming wildlife, great birdlife and the tranquility one would expect of this type of environment, he says. 

Mountain View Estate is centrally situated between White River and Nelspruit and is within proximity to excellent amenities such as a well-known private school, says Lodewick. He says a private hospital and university will be opening soon within metres of the estate’s entrance and buyers can expect to pay approximately R345 000 for a vacant stand within the estate. 

Milkwood Estate borders upmarket estates within Nelspruit and boasts great views of the natural bushveld that surround it. 

According to Lodewick, homeowners will be able to watch small wildlife from the cover of their patio and vacant stands within this estate are on the market from R456 000. 

He says homeowners within the estates can expect an estimated growth potential of around 8 to 15 percent per annum depending on the building cost escalations. “With strong demand for security estate living and growing consumer confidence within the property sector, buyers can expect to see a steady appreciation in the value of their property.” 

One of the properties that is currently being built and was recently sold by RE/MAX Lifestyle Estates is a four bedroom, three bathroom home, situated in Mountain View Estate. 

The home consists of an open plan kitchen, a lounge and dining room, TV room and double garage and achieved a price of R2.85 million. The design of the home incorporates large expanses of glass so that the owner can enjoy the spectacular views over Nelspruit.
