21 Aug 2015

Rawson Auctions Western Cape will hold a multiple property auction on 26 August 2015 in their head offices at 222 Main Road, Rondebosch, Cape Town, on the corner of Main and Klipper Roads. The auction will start at 12h00.

The auction will include the following properties:

Cottage in Walmer Estate

This cottage in Walmer Estate, a suburb on the periphery of the Cape Town CBD, will go on auction with a reserve price of R1.8 million. For more information, contact Sean Ferris on 079 919 5930.

A cottage in Walmer Estate, a suburb on the periphery of the Cape Town CBD, will go on auction.

The home on the property, although vacant at present, has previously been rented at R9 500 per month and Sean Ferris, the Rawson Auctions Western Cape agent handling this sale, says a rental of this kind will still be easily obtainable.

Situated on Upper Duke Street, the central and most prestigious part of Walmer Estate, the home on the property has two bedrooms, one bathroom, a living and dining area and a kitchen with built-in cupboards and oven hob.

Hardwood flooring is found in many of the rooms throughout the house, and there is also a small backyard area with a braai facility, says Ferris.

The plot next door, which will be included in the sale, could be profitably used for building a home of a similar size, and as demand for residential property in Walmer Estate is at an all-time high, he says this could be an exceptionally good investment.

A reserve price of R1.8 million has been set, but Ferris says all offers will be reviewed.

Hermon café and home

This small Boland retail outlet known as the Springbok Café in Hermon, 80km from Cape Town, will be auctioned with a reserve price of R1.5 million. For more information, contact Theo Moller on 076 278 1025.

A small Boland retail outlet known as the Springbok Café, which is one of the few shops in the Western Cape town of Hermon, 80km from Cape Town on the road to Riebeek West, will be auctioned, along with two adjacent commercial plots.

Theo Moller, the Rawson Auctions Western Cape agent handling the sale, says the house on the property has two bedrooms, each with its own bathroom, living room, a separate dining area and fully equipped kitchen.

The flooring throughout the house consists of wooden blocks, an upmarket product which is today almost impossible to find, he says. The property also has its own parking area.

Included in the sale will be a display unit, refrigerator and two service counters.

Moller says the Springbok Café is very much part of Hermon’s life, and is well supported by the local residents and the surrounding agricultural community.

The property is currently vacant, but there has been much interest in the business and the home.

Moller says the reserve price on the entire property is R1.5 million, but all offers will be reviewed.

Small ‘winkel’ and home in Riebeek Kasteel

This commercial property is a ‘goedkoop winkel’ in the busy Angelier Street, one of the main streets of Riebeek Kasteel. It will go on auction, with a reserve price of R800 000 set. For more information, contact Theo Moller on 076 278 1025.

This commercial property is a ‘goedkoop winkel’ in the busy Angelier Street, one of the main streets of Riebeek Kasteel, says Moller.

The trading area for the shop forms the front section of the home, behind which there are three bedrooms, two bathrooms, living and dining rooms and a well-equipped kitchen. The floors are covered in either carpeting or in ceramic tiles.

The 264sqm plot has a garage and ample off-street parking, and the entire building is protected by burglar bars.

Moller says a reserve price of R800 000 has been set, but all offers will be reviewed.

Riebeek Kasteel, along with Riebeek West, already well known to South Africa’s more perceptive wine lovers, has in recent years become very popular, and this is pushing up prices and resulting in major improvements to all the tourist and hospitality facilities, he says.

“As far as I can see, we are only at the start of this upgrading process, and already the results are very gratifying. A small commercial enterprise of the type described here could be a very good purchase at this point in time.”

For more information, contact Theo Moller on 076 278 1025.

Potential bidders are reminded that, if their bids are successful, they are required to pay 5% of the price as deposit on the fall of the hammer, as well as a as a 10% auctioneer’s commission fee, plus VAT.

In terms of the Consumer Protection Act, all bidders at the auction should have certified copies of their identity documents and proof of residence with them.

If selling your property is on your 2025 to-do list, now is the time to start planning for success. With buyers actively searching for well-priced homes, sellers who take the right approach can achieve great results.

With a property portfolio currently consisting of over 9,500 apartments, Houss Rentals has a vacancy rate of less than 2.5%, which is a fantastic achievement as it is way below industry standard. They attribute this to three key factors: the convenience of their systems, the collection of units on offer and lastly is the consistency of their service offerings.

When selling property, you are essentially dealing with two competing interests, that of the seller who wants to get the highest possible price, and the buyer who wants to pay the lowest possible price.
