Though the Western Cape’s Atlantic Seaboard draws much of the attention for being the most expensive area within the region, it is by no means the only luxury market within the province worth aspiring towards.

Citing Lightstone figures, Adrian Goslett, Regional Director and CEO of RE/MAX of Southern Africa, highlights the growth potential of towns that lie outside of the province’s capital city.

“Hermanus, for example, is just under two hours’ drive away from Cape Town and offers some exceptional properties for the high-income buyer. The town also offers great investment potential - prices for freehold properties have doubled in this area over the last ten years, starting at a median price of R800 000 back in 2009 and climbing to a median price of R1.6 million this year.”

One estate that blows this town’s median price out the water is Fernkloof Estate. Prices for properties within this estate vary from around R4 million for plots (which have now become limited) and reach well beyond R15 million for developed properties situated on the golf course. Most impressively though, the estate, which surrounds the Hermanus Golf Club and Fernkloof Nature Reserve, sold out all erven in less than six hours - totalling a value of R260 million - at its inaugural developmental sale back in 2004.

According to sales associate at RE/MAX Town & Country and resident expert of Fernkloof Estate, Yvonne Teixeira, prices vary according to location within the estate itself. “The closer the property is to the golf course and the better vantage point it has of the surrounding mountain and sea views, the higher the price it is likely to fetch,” advises Yvonne.
