Mixed auction in Jhb 11/5

05 May 2010
A filling station, light industrial units and a shopping centre are among the properties that will be going under the hammer at a mixed auction in Johannesburg on 11 May 2010.

The Savile Row auction will take place at Summer Place in Hyde Park and will start with the residential auction at 10:00, followed by commercial at 12:00.

174 Smit Street Fairland

174 Smit Street Fairland is a single-storey dealer-owned Shell filling station which reportedly pumps approximately 250,000 litres per month. This property is zoned for business 2. Located in Smit Street Fairland, between 5th Avenue and 6th Avenue, the property is well-positioned in an established residential area in the northern suburbs of Johannesburg. The property is situated opposite a large park and adjacent to a Spar supermarket, in a mainly general residential housing node.

Fairland covers a large area and borders onto Kelland to the north, Northcliff and Berario to the east, Quellerina to the south and the N1 freeway (Western Bypass) to the west. It is easily accessed from either Beyers Naude Drive or 14th Avenue, both major arterial routes leading to the N1 freeway (Western Bypass).

The forecourt contains four pump islands, offering standard diesel (500 PPM), 93 (LRP), 93 (metal free) and 95 (metal free) fuels and is monitored by CCTV cameras. The four-pump islands are linked to five underground fuel tanks with a total capacity of 79,000 litres. Other facilities on the property include a shop, a Standard Bank ATM, two public (Telkom) telephones, several offices, storerooms, ablutions, carports and 16 parking bays.

There are two yard areas to the rear of the property, one of which contains a wash bay and carports, whilst the second is located at the very back of the property and is fenced off with steel palisade fencing. The site is enclosed on the side and rear boundaries, but the front is open to Smit Street, with a separate entrance and exit.

The average gross income on the property is R63,499 per month.

In addition to the above facilities, the property also has a spacious workshop which is an excellent income earning unit of the station with a solid average turnover of R77,516 per month and does contribute to the literage and convenience shop turnover. The design and location of the workshop and the outside area lends itself to the introduction of other businesses on the property, i.e. a panel beater could be opened at the rear of the workshop.

Unit 2 and Unit 3 – 5 on Herbert Road, Devland – Light industrial sectional title units

These units are located in the light industrial node of Devland, which is located south west of the CBD off Johannesburg just off the N12 freeway. This node borders extensions of Soweto and is located within easy driving distance to Johannesburg and its surrounding business hubs. This light industrial node accommodates small and medium sized industrial properties including manufacturing, warehousing and retail warehousing. Surrounding buildings are generally in an average to good condition.

This property is zoned for Industrial 1. Unit 2 has a gross lettable area (GLA) of 522sqm and the third unit has a GLA of 528sqm. The units include a double-storey office and ablution area to the front of the premises, located within a double volume unit. Workshops are accessed via industrial roller shutters located next to the office area and lead to the front yard area and access gate. Units 2 & 3 on offer form part of a sectional title complex known as Tablee Modules which accommodate only three units.

Section 2 is subject to a yearly lease signed 1 February 2010 to 31 January 2011 at R9,800 p/m. The tenant is also responsible for basic services and insurance increases, whilst Section 3 is sold as vacant occupancy.

The Kloof Shopping Centre, 19 Kloof Road, Oriel, Bedfordview

"The Kloof Shopping Centre" is located in Kloof Road, in the heart of the retail business district of Bedfordview. Kloof Road is one of the busier roads into Oriel from the adjoining suburbs Bedfordview and Bedford Gardens. Bedfordview and the surrounding suburbs are upmarket, catering for the affluent residents of the area.

The property is also located within close proximity to Eastgate Shopping Centre, the Bruma area, and only minutes away from the OR Tambo International Airport.

Built on a property measuring 1,656sqm, this shopping centre is a neat and well-designed 3-storey complex that is 3,178sqm with a GLA of 1,250sqm excluding basement parking area and is zoned for business and commercial activities. Consisting of three freestanding buildings with a total of seven shops, the property offers a lower level parking area for 61 cars, ground floor level with three individual shops and ablution facilities, first floor level with four individual shops and ablution facilities, open patios, and an open parking area behind the building.
