Popular among young home buyers for its convenient location between Pretoria and Johannesburg, and particularly so since fuel prices began rising steeply, Midrand is now also increasingly sought after by middle- and upper-income family buyers.

This is according to Grahame Diedericks of the Lew Geffen / Sotheby’s International Realty office in Midrand, who says the reason is the availability of cluster and townhouse developments and world class upmarket estates being built in and around the Midrand area.
“Many blue-chip companies now have their headquarters in Midrand or close by, and many top business people are now choosing to move to a secure estate in Midrand, where their families can live peacefully while they commute to work quickly and relatively easily via the N1 and the major local roads, most of which have been upgraded.
“Midrand also has its own Gautrain station and Grand Central airport, and is within easy reach of the Lanseria and OR Tambo airports for those who regularly travel further afield”
He says Midrand is still seen by many as a developing area, with the result that home prices here are still relatively low, a fact that is expected to attract more buyers from the better established northern suburbs of Johannesburg.

“Certainly this appears to be what the developers think, as we are currently seeing a huge increase in the demand for development land for new upmarket cluster villages and estates.”
Another appealing feature of the area for upmarket family buyers is that it has excellent schools such as Beaulieu College, Reddam House, and many top quality shopping malls besides the soon-to-be-completed Mall of Africa. “Midrand is also the centre of SA’s equestrian world, and it still has a ‘country’ atmosphere thanks to the many stables, riding centres and smallholdings that remain.
“And for those who prefer to keep their feet on the ground, it is also home to two of Gauteng’s top golf courses, the Kyalami Country Club course and Gary Player’s Blue Valley course, as well as the ever popular Gallagher Estate venue for business meetings and conferences,” says Diedericks.
Home prices in Midrand start at around R600 000 for an entry-level apartment/townhouse in Vorna Valley and Erandand. Sectional title complexes in these areas are still popular with young professionals who either work in Midrand itself or commute via the Gautrain to Johannesburg, Sandton or Pretoria, he says.

“More established buyers are upgrading to areas such as Crowthorne, Kyalami and Carlswald, for example, where we are currently marketing a large townhouse with three bedrooms, 2.5 bathrooms, a double garage and security for R1.8 million.”
Cluster home prices in Midrand range anywhere from R1 million to R2 million, he says, while houses in estates start from around R2.5 million and can range all the way up to R10 million.
An example is a Carlswald Lifestyle Estate home, which offers four bedrooms, three bathrooms, four living areas, a double garage and a large garden with entertainment area and pool, on the market for R5.4 million.
