Massive Cape Town industrial property going on auction

A large industrial property, with an extent of some 21 750sqm, as well as a neighbouring 10 000sqm vacant plot will be going on auction on the 29th of July. The properties can either be bought as one or the vacant plot can be purchased separately.

The larger property, erf 12 703 Philippi, is improved with an expansive industrial building that is currently being used as a plastic waste recycling facility, and which is fitted with hydraulic and steel lifts and Eskom three-phase power. The existing improvements are in general good repair, however, part of a storage unit was burnt in a fire.

Both properties are secure with a fibrecrete boundary wall topped with barbed wire, and the bigger industrial plot has a security entrance which is spacious enough to accommodate large trucks.

Both properties are situated in the north-west section of Philippi, surrounded by other industrial properties. They have easy access to the N2 and the R300, which are just about 2km from the entrance, as well as the Cape Town International Airport which is just over 3km away as the crow flies.

Both properties will be vacant on transfer with rates and taxes at R12 885 and R2 313 for erf 12 703 and erf 592, respectively.

“Given the price of other properties in the vicinity - such as erf 521, located across the road, which sold for R10 000 000 in 2019 and measures 17 204sqm in extent - this auction is value for money. Both properties will be on auction for R8 000 000. The industrial property is 21 750sqm in extent, which is already much larger, but if you add in 10 000sqm from the neighbouring plot for no extra cost, you have one of the largest properties in the area, with existing improvements on a little over half,” says Tanya Jovanovski, Franchisee of Rawson Auctions Western Cape.

The property will be going on auction on the 29th of July 2020, 12 noon. However, in keeping with best and safe practice, bidding will be done online via Rawson Property Group’s new system.
