It’s hard to beat the West Rand for value-for-money when it comes to real estate, and a strong sense of community makes areas like Roodepoort and Krugersdorp even more appealing.
This is according to Louis Barbosa, co-owner of local agency Harcourts Rhino, who says since one of the most important factors for prospective buyers is safety and security, they have made it a priority to assist the Community Policing Forums to combat crime.
Barbosa says Roodepoort and Krugersdorp offer a wide range of family homes and sectional title units to suit all tastes and pockets, and that the residential property market is currently well balanced, with sufficient supply to meet steady demand.
This demand is being fuelled by a fast-growing middle class, an influx of students attending Monash University, and the increasing number of ‘business flights’ available at Lanseria airport.
“The West Rand is also easy to access from Soweto and Pretoria, has less traffic congestion than Johannesburg, and boasts a variety of excellent schools, top shopping venues and wildlife and game parks,” he says.
Barbosa says Roodepoort has seen massive new development in the past decade, and prices are somewhat higher in this area, but even so, there is still excellent property value to be found.
Entry-level properties start at around R350 000 and a freestanding two bedroom home in Fleurhof can be bought for around R410 000, he says.
“We currently also have a modern, three bedroom townhouse with two bathrooms in Groblerpark available for R600 000, and an older three bedroom, two bathroom home in Roodepoort North available for R710 000.”
He says in Krugersdorp, most of the stock is older than in Roodepoort, but it is still possible to buy a family home in Silverfields for around R960 000.
“At the other end of the spectrum, however, there are magnificent hillside mansions for sale in newer Krugersdorp suburbs such as Rangeview and Noordheuwel, where prices range from around R2 million to R4 million,” says Barbosa.
