Three homes are now completed with a further 11 homes in the final phase already well under construction in the upmarket Baronetcy Estate, situated in prime position in Plattekloof in Cape Town’s popular Northern Suburbs.
This is according to Pierre Nel and Andre Leask, Plattekloof area principals for Pam Golding Properties, who say many more homes are scheduled for building to commence this year.
Nel says selling quickly by word of mouth, stands in the final phase 9D have been snapped up by affluent buyers, mainly from the business elite.
“Of the 81 stands on the market, only five remain available for purchase, with a few of these currently reserved. Prices of available stands in the final phase 9D range from R3.1 million to R3.975 million, including VAT, for erven just under 1 000sqm to 1 252sqm in size.”
The site of the final phase was formerly situated outside the estate, requiring relocation of the fencing, installation of services and a new road to enable it to be linked and positioned within the estate, all of which was completed in December 2015.
Phase 9 of the Baronetcy Estate development is situated high on top of the Tygerberg Hills, with stands backing onto the 300ha nature reserve and thereby enjoying elevated height restrictions which exceed the current 7.5m, allowing properties extending as high as 11m, offering triple storey modern living spaces.
Nel says in their view, this mountain strip of luxurious properties will comprise some of the world’s most modern architectural masterpieces.
With the introduction of the new South African National Standard XA regulations that aim to regulate energy use and encourage the energy efficiency of buildings, coupled with the yearly increase in building costs and the expensive prices of land, these properties are not cheaply built, and homeowners are investing considerable amounts in building their dream homes.
“This will serve to further push up prices on the estate beyond the current marketing prices, which currently range from R7.9 million up to R30 million for completed homes, and vacant land starting at R3 million to R4.5 million,” he says.
“New homeowners are building to stay, while some existing owners are selling in order to invest in another stand within Baronetcy and build a brand new home - either upsizing or downscaling to suit their changing lifestyle requirements.”
However, Nel says the common denominator is that once people move in, they don’t want to leave the estate.
With the first phase in Baronetcy Estate launched to market in 2004 on land which was formerly part of the acclaimed De Grendel Wine Estate, which remains its immediate neighbour, the estate is blooming with some of Cape Town’s most modern, luxurious homes, says Nel.
The location is considered prime, being a modern, secure estate just 20 minutes from Stellenbosch, 18 minutes from Cape Town central city and Blouberg, and 8 minutes from Century City. This affords the choice of a variety of prime schools.
He says the homes are also comparable with the likes of ultra-luxurious homes found in areas such as Camps Bay and Clifton.
Being located high on the hill of the Tygerberg Reserve with panoramic vistas stretching from the Southern Suburbs to the Western Seaboard, incorporating renowned Table Mountain, Robben Island and the ocean, residents enjoy magnificent views by day, as well as the glittering evening lights.
“Increasingly, we are seeing buyers who want to experience the quiet, relaxed living of the suburbs, yet feel they are ‘in town’ due to the close proximity,” says Nel.
“We have certainly also noted a general increase in demand for properties in Plattekloof 1, 2 and 3, which includes many buyers from the Atlantic Seaboard, Western Seaboard and Southern Suburbs, so the spotlight is definitely on this sought-after location.”
As most Baronetcy homes exceed 500sqm in building size, they are already designed to the specifications of the XA regulation to be more energy efficient.
