Luxury homes and plots to be auctioned

Rawson Auctions in the Western Cape will hold an auction on 20 November at 222 Main Road in Rondebosch.

A double storey home at Pearl Valley Golf Estate will be auctioned on 20 November.

Some of the properties to be auctioned include a double storey home at Pearl Valley Golf Estate, which is said to be reasonably priced for serious buyers.

According to Tanya Jovanovski, co-franchisee of Rawson Auctions in the Western Cape, due to its position, not fronting directly onto one of the fairways (although it is within easy walking distance of the 14th and 15th hole), the home has real privacy – and is in no danger of being hit by golf balls.

It is also part of a small exclusive enclave which overlooks a scenic lake, one of many fed by the Berg River on this golf course.

The home has three reception rooms, including a separate dining area, four en suite bedrooms (three upstairs and one downstairs) and a study/TV room.

The kitchen and finishes throughout the house are state-of-the-art and there is air-conditioning, underfloor heating and as well as LCD screens in all of the rooms.

Jovanovski points out that homeownership at Pearl Valley automatically gives membership of the golf course to the homeowner and his or her partner.

Secondly, the infrastructure of the entire estate is complete and this includes a magnificent clubhouse with a gymnasium, Pilates centre and spa as well as an equestrian centre at which residents can stable their own horses.

The recommended bidding price for this home has been set at R5 million but under normal conditions this home would probably sell for R8 million or more, she says.

Vacant plots with reserve prices way below the average in the areas will also be auctioned individually to buyers looking for a country retreat.

These include a plot of 880 square metres on Marsveld Road in Genadendal with a reserve price of R150 000 and a 3 886 square metre plot on Meul Street in Moorreesburg with commercial rights where the reserve price is R500 000 that could also be sub-divided.

In Roberston, two plots measuring 415 square metres each in Silverstrand with a reserve price of R195 000 will be sold at the fall of the hammer.

Jovanovski says Silverstrand is an attractive holiday precinct on the banks of the Breede River just 1.5 km outside Robertson.

The area has its own golf course as well as water skiing, water sports, mountain biking and mountain trail facilities.

In Greyton, a plot measuring 250 square metres on Plantasie Road represents one of the few opportunities still left in Greyton to build from scratch. The reserve price is a steal at R120 000.

“Possibly no holiday town in the whole of the Western Cape has preserved its historic character and ambience more successfully than Greyton and it is for this reason, perhaps above all, that its prices continue to rise year-on-year,” says Jovanovski.

Another plot located in Hopefield Road in Malmesbury has a reserve price of R150 000 and measures 890 square metres.

In Plumstead, a three bedroom flat in the secure Exeter Court apartment block on Hemyock Road is up for grabs.

The flat, which has been very well maintained, is 115 square metres and is currently tenanted - the current resident is on a two month revolving lease and pays R6 000 per month.

The rates for the flat are R260 per month and the levies are R1 280, giving the owner a net rental of R4 460 each month.

Nexus Nexus Property Group will auction a Midrand property portfolio at the Radisson Blu Hotel in Sandton on 20 November at 12pm.

In Bellville, a three bedroom family home in Kempenville will be auctioned.

Its stand size is 595 square metres and the house has a floor area in excess of 250 square metres; what’s more, the property is really two homes in one, with one section walled off with dry wall partitioning.

The separate section has its own living room, two bedrooms and a storeroom with a sink and cupboard space, and has a reserve price of R1.4 million.

According to Jovanovski, Bellville has proved to be one of the more stable property precincts at the Cape and demand for homes and commercial space has always been strong.

She explains that initially Bellville was seen as an area in which property was definitely affordable.

Today almost all of Bellville would be classified in the middle or upper middle bracket pointing out that property values can be almost guaranteed to remain steady and high going forward.

Another double storey home in Claremont, Jovanovski says, will be sold at the fall of the hammer and bids are expected to start from R3.9 million.

Jovanovski explains that the house was built by an Italian master builder and has since been revamped by the current owners and it now features marble bathrooms, spacious living areas, suite sized bedrooms and Canadian Oregon floors, doors and cabinets.

“It is an ideal home for either a large family, a work from home family or for an upmarket bed and breakfast.”

The second storey comprises a large lounge and dining room with an enclosed sunroom - all with views of the Kirstenbosch side of Table Mountain - and a modern kitchen, two large bedrooms with built-in cupboards, one of which is en suite.

The self-contained downstairs section of the home consists of an entrance hall, formal lounge, dining room, modern kitchen/family area, two large en suite bedrooms, a study, two garages, a storeroom, separate laundry, an enclosed patio that leads onto the garden and staff quarters with a separate shower and toilet.

On the same day, five industrial buildings located near the Wellington town centre will be sold.

The first building which measures 1 275 square metres has a reception area, a kitchen, two toilets for staff and a separate tearoom with three toilets for workshop staff.

There is also a sizeable storeroom to house consumables and enough workshop area to accommodate a spray booth for heavy commercial vehicles.

The second, third and fourth buildings measuring 305 square metres, 330 square metres and 617 square metres respectively are capable of generating a market related rental income if a potential buyer wants to let them out.

Jovanovski says the fifth building measures 672 square metres and has a reception area, two offices, a kitchen and two toilets.

In Bellville, a three bedroom family home in Kempenville will be auctioned.

The rental income for this building is R10 000 per month - which can give a potential buy-to-let investor a good idea of how much the other buildings will rent for. Also part of this building are three garages which take up 99 square metres.

She says the entire premises is fully fenced, has ample parking under shade cloths and it operates on three-phase electricity. All of the buildings will be vacant on transfer and sold together.

Meanwhile, in Gauteng, Nexus Nexus Property Group will auction a Midrand property portfolio at the Radisson Blu Hotel in Sandton on 20 November 12pm.

The auction comes as the result of a restructuring of the property portfolio with the two commercial properties no longer forming part of the group’s core assets.

Both properties, situated in Constantia Square on 16th Road, Midrand offer good income producing opportunities.

Building 1 Constantia Square extends over a GLA of 692 square metres and is zoned general business – it currently hosts four tenants and achieves a gross annual rental of R579 700.

Building 2 Constantia Square extends over a GLA of 748 square metres zoned general business.

It currently achieves a gross annual rental of R560 000 with the largest of the units having a lease in place until October 2016.

Elias Tzouvanni of Nexus Property Group says the seller’s expectations are realistic and offer value to either owner occupiers or investors.

Constantia Square Office Park is located in the heart of Midrand and is a low-rise office park set in a park-like environment and is located less than 1km from the N1 offramp.
