A contemporary five-storey Strand Beach apartment building on High Level Road, Sea Point, has been revealed by Atlantic Seaboard property professionals Berman Bros Group (BBG).
According to Paul Berman of the Berman Bros Group, the work on this comprehensive makeover has commenced, and the first apartments will be available on the market from 1 May.
Berman says the present building occupying the site is an example of where the design philosophy favoured function over form.
“The façade of the current building is being carefully demolished as it had little to no aesthetic or heritage value and, critical for this part of Cape Town, its aspect takes poor advantage of the spectacular views of Lion’s Head and the endless Atlantic below,” says Berman.
“As a responsible property developer, we have ensured that all legalities are in place in terms of public notices and gazettes before we started with this development.”
Berman says the new Strand Beach Sea Point has been designed to achieve the perfect balance between luxury and contemporary appeal, while offering residents all the benefits of living on one of South Africa’s most desirable stretches of coastline.
“The innovative design opens up each apartment to natural light and sweeping views over the Atlantic, while elegant, contemporary finishes add the finishing touch to what will certainly become a sought-after address in upper Sea Point,” says Berman.
“Tasked with this undertaking, Inhouse Brand Architects, working with MLB Architects, have been mandated to create a modern, classic, and sophisticated look with timeless appeal that will transform the building from being merely an outdated apartment block to becoming attractive homes in a modern setting.”
Berman says that this neighbourhood has achieved some of the highest property value growth rates experienced anywhere in the country thanks to its superb natural geography, proximity to town and the Waterfront and outdoor, healthy lifestyle on offer.
“We recognised the potential of this property a while ago and are very excited to start work on realising BBG’s vision for this special location,” says Berman.
“The property’s elevated position on the slopes of Signal Hill allows for spectacular sea views and wind protection, while its position in the middle of the Atlantic Seaboard gives easy access to both the City and Cape Town’s most popular beaches and attractions on the coastline.”
Once complete, Berman says Strand Beach Sea Point will offer 34 contemporary residences within a secure, access-controlled perimeter, comprising of one, two and three bedroom apartments.
The ground floor apartments will have their own private garden and pool, in addition there will be communal entertainment deck and pool area for the benefit of all residents and their guests.
According to Berman, Sea Point has enjoyed a very successful renaissance over the last 10 years.
“Testament to this is the remarkable increase in both commercial and residential property values on the back of a safer and cleaner urban environment and strategic property developments in the vibrant business strip such as The Point Mall - a BBG and HCI Properties rejuvenation - which has attracted a variety of new businesses in the vicinity and boosted the local micro-economy,” says Berman.
“Strand Beach Sea Point has already ignited significant interest among prospective buyers and investors.”
Prices for the apartments will range from R4 million to 12 million.
